THE Rawson Homes Kempsey 30 doesn’t play the grandeur game but it is a house with all you need and nothing you don’t, writes CATHERINE NIKAS-BOULOS.

THERE are so many display homes on the market that there has to be something extraordinary about one particular design to stop you in your tracks.

While many two-storey designs offer extra living spaces between the study and the kitchen, with more bathrooms to boot, the Kempsey 30 does not play the grandeur game.

Rawson Homes is banking on the Kempsey 30 to make an impact on families looking to make their life more comfortable, without endless formal rooms to furnish and clean.

Also, the Kempsey 30 includes only a single garage that can be upgraded to a double, but for families with one car, the logic is you don’t have to pay for an extra space you don’t need.

With the single-garage house’s width only 9.12m wide, it’s an easy choice for narrow blocks. The double will stretch out to 11.27m.

Living

The open plan design flows comfortably from the entry to the back door with a long hallway dividing the rooms.

On the left of the porch is the single garage, followed by the laundry and powder room.

To the right of the entry is the rumpus or home theatre, which could also be a study or guest room, followed by the living room. These spaces offer a little more privacy for family members, but are close enough to the open plan living areas to still feel connected.

There has been an overwhelming shift to place the kitchen in the centre of the downstairs floorplan, but Rawson Homes has bucked this trend by placing it to the rear, offering direct access to the alfresco area for easy entertaining.

The dining and family rooms are located in the same vicinity, offering ease of service for dining indoors or out.

Upstairs, there’s an additional kids’ lounge just across from the staircase. It’s a great option for when guests drop by and everyone needs a little separation but it could just as easily double as a quiet study or homework zone during the week.

Bedrooms

There are four bedrooms in the Kempsey 30, with the main bedroom afforded the most space at the front of the house. It includes an adjoining ensuite with shower and dual sink as well as a walk-in robe.

A separate toilet neatly divides the two spaces.

The secondary bedrooms have built-in robes, with bedroom four the smallest, but the most conveniently located opposite the main bathroom, which features a shower and bath.

A spacious walk-in linen or storage space is conveniently positioned next to the bathroom for easy access by the whole family.

Bedrooms two and three have the built-in robes backing on to one another creating an extra sound buffer between those rooms.
