Hamilton street embroiled in second row over luxury pool

The owner of a $12.3m mega-mansion on one of Brisbane’s best streets is looking to expand a key feature just 12 months after purchasing the property.

Owners of a second multimillion-dollar home in one of Brisbane’s ritziest enclaves have made a bid to expand the size of its swimming pool, just months after a neighbouring home designed by the same builder endured a high-profile court battle for a similar luxury.

Property developer Louis Zenonos applied to Brisbane City Council on June 17 to rebuild the pool and outdoor entertainment area of his $12.3m trophy home on Prospect Tce in Hamilton, which overlooks the city skyline.

“The proposed works … involve an expansion to a new outdoor recreation area, which includes a swimming pool, pool terrace and elevated landscaping within a planter structure,” the town planning report submitted to council on behalf of Mr Zenonos states.

The proposed pool and pool terrace is 5.25m above natural ground level the submission states.

The house called Larc, built by Graya Constructions, is built on a steep hill in an exclusive enclave dubbed Hamilton Hill and surrounded by other multimillion-dollar mansions.

Mr Zenonos’s bid to expand his pool comes 18 months after a legal battle with council over the size of massive retaining walls to hold up a pool of another Graya-built house called Scorpia, just two doors down the road – at 25 Grays Rd – was later resolved.

Graya is not linked to the current application.

In 2023 council slapped 7 Prospect Terrace JV Pty Ltd, a company owned by builders Andrew Gray, 37, brother Robert, 34 and their dad Stuart, 68, that built 25 Grays Rd Hamilton, with an enforcement notice for allegedly breaching development rules, demanding they reduce massive retaining walls for their hilltop infinity pool, or remove the pool.

They later agreed to reduce the size of the retaining wall and the pool was allowed to remain.

In their submissions to council, Mr Zenonos’s town planners argued that neighbouring houses at 9 Prospect Tce, 25 Grays Rd, 8 Prospect Tce and 20 Eldernell Tce and 7 and 11 Mullens St all have pools and retaining walls visible from the street.

Mr Zenonos’s luxurious five-bedroom home was designed by architect Joe Adsett and built by Graya, which has built homes for Brisbane Broncos player Darius Boyd, former Wallabies captain Stephen Moore and model Erin McNaught and her rapper husband Example.

He bought the home in September 2024.

Mr Zenonos, 60, has bought and sold development sites on the Gold Coast and is known for his penchant for luxury cars including Rolls Royce and Porsche.

In 2023 he was named as the $15.75m off-the-plan buyer of a two-level penthouse in Moray House on Moray St, New Farm.

The two-storey 800sq m penthouse will include a $500,000 car lift to the sky-garage in the apartment.
