Proposal for 115-capacity childcare centre on Beaudesert Rd at Moorooka lodged with council

Proposal is to partially demolish a pre-1946 dwelling and incorporate it into the two-storey design.

A DEVELOPMENT application has been lodged with Brisbane City Council to build a childcare centre at Moorooka to cater for up to 115 children.

The DA is for 105, 107, and 111 Beaudesert Rd, and 78 Durack St, Moorooka.

The site currently houses two pre-1946 dwellings, one of which, at 111 Beaudesert Rd, is Greencross Vets Moorooka, and will be wholly retained.

The other dwelling, at 105 Beaudesert Rd, will be partially demolished and repurposed to house the new childcare centre, which plans show will have seven rooms catering for children aged 0 – 5, and three outdoor play areas, the largest of which is almost 600 sqm.

The centre will be “fully maintained” below a height of two-storeys. The area is zoned Low-Medium Residential, which makes provision for community facilities such as childcare.

The site will include 31 carparking spaces, eight of which will be for the vet clinic. The traffic report predicts 76 extra vehicle trips per day in the morning peak, and 56 in the evening peak.

“The above level of traffic generation is low, and therefore not expected to have a notable impact upon the performance of the adjacent road network from a capacity perspective,” the report said.

Vehicle access will be via a new driveway on Durack St, with pedestrian access via Durack St and Beaudesert Rd.

Planners Town Planning Alliance, writing on behalf of the developers, Botega Property Pty Ltd ATF Konvest Trust, spruiked the proposed development’s location.

“The subject site is identified as being suitably located for the intended use given the sites proximity to community facilities and nearby centres,” they said.

They listed the Moorooka Sports and Community Club, Moorooka Lions Bicentennial Picnic Ground, Moorooka State School, Vineyard Community of Faith Church, Moorooka Community Centre, St Brendan’s Catholic Primary School and Moorooka Police Station as all being within 850m of the proposed childcare centre.

“The site is also identified within close proximity to a number of local and district parks, and has direct access to a high frequency bus service along Beaudesert Rd,” they said.
