Pellicano reveals 238-unit plans as part of $1 billion transformation of Brisbane’s rising inner-south
It will be the centre of the 2032 Brisbane Olympic Games and a development giant has big plans for two massive projects in the city’s inner-south.

A Brisbane development giant has revealed its plans for a massive transformation of an inner-south property hotspot, unveiling two more projects set to cost almost $1 billion and inject more than 230 flashy apartments into the market.
Pellicano has submitted plans to boost its build-to-rent pipeline, announcing another stage to its $700 million-plus South City Square at Woolloongabba as well as a luxurious new 86-unit project coming to Kangaroo Point.
Earlier this month, Pellicano unveiled stage seven of the South City Square, named Hillyard House.
The project will be made up of 152 one, two and three-bedroom apartments, 254 sqm of ground-floor retail and 187 sqm of all-day dining.
The latest stage, named after Hillyard’s Shop House – a heritage-listed general store built in 1865, in the mixed-use precinct will add 15 levels, a rooftop pool, yoga lawn and lounge, as well as a green space called ‘The Secret Garden’.
Pellicano also this week revealed their plans for the ‘Story House’ at 21 Duke St, Kangaroo Point, which will be made up of 86 one and two-bedroom apartments over eight levels.
The project, named after the iconic Story Bridge, features a rooftop pool, yoga lawn and a lounge, on the doorstep of a lifestyle precinct which will also be at the centre of the 2032 Brisbane Olympic Games.
Pellicano’s managing director, Nando Pellicano, said the latest plans were part of their goal to deliver well-located residences in popular lifestyle areas.
“ At each site we like to ensure access to premium lifestyle amenities – whether it’s The Secret Garden at South City Square or the multitude of retail options at The Links, we create residences that cater to the needs of families, young couples and first-time renters,” he said.
The Story House and Hillyard House were one of three projects nationwide from Pellicano with a 172-unit complex planned for Melbourne.
Pellicano is also behind a $37 million townhouse community, called Arbor Park, in Wynnum West which is under construction.
