Inside plans for eight-level Woolloongabba hospital, medical hub

A major healthcare provider has unveiled designs for an eight-level hospital, cafe and pharmacy at a busy southside medical precinct. SEE THE PLANS

An eight-level hospital, suites for medical professionals, on-site cafe and pharmacy have been announced for a vacant Woolloongabba site by Northwest Healthcare Properties.

NHP lodged a development application for the project, called Buranda Health Hub, which would include 195 car spaces over four basement levels.

It bought the 3000 sqm site, on 7–17 Wolseley St, for $12.5 million last year.

It is near the Princess Alexandra Hospital, shops, two busways and three train stations, as well as a large number of proposed highrise units.

The Mater hospital complex is also in the neighbourhood.

The plans come after developer Pikos announced in April last year that it would build the area’s sixth hospital, a 10-storey facility with inpatient unit, operating theatres, support services and recreation areas.

The proposed Wolseley St building, near busy O’Keefe St, would be open 24 hours, seven days a week.

A traffic study by consultants TTM estimated present peak vehicle movements on Wolseley St at 195-350 vehicles per hour, or 2800 per day, as well as 17,400 per day on O’Keefe St.

TTM said only an extra 20 cars per hour, or 3 per cent more, would be generated by the hospital.

The neighbourhood plan allows for a maximum height of 15 storeys, but in 2017 the previous owner and the council negotiated a settlement in the Planning and Environment Court for a 20-level building.

That approval is current until 2025 and the site is zoned for health, offices, education or units.

There are several setbacks in the NHP proposal which do not meet Council rules.

The DA said the project fulfilled demand for “increased health care services within proximity to the existing hospital … and will service both workers in the district centre and residents in the surrounding area through the nearby public transport nodes”.
