A tired suburban shopping centre on Brisbane southside is set for a stunning makeover after plans were lodged for the addition of a new childcare centre and three-storey building offering new retail and food and drink tenancies.
Developer Century Development (QLD) Pty Ltd lodged the plans for the revitalisation of Gowan Village Shopping Centre at 158 Gowan Rd, Sunnybank Hills, with Brisbane City Council on Tuesday.
Under the plans, a 105-space single-storey childcare centre (884 sqm) would be constructed towards the Earl St frontage of the existing building while the new three-storey building (1320 sqm) would be towards the Gowan Rd frontage.
“The proposal seeks to extend the existing centre activities and offer a broader mix, as well as provide relevant community services,” an assessment report lodged with council said.
There would also be provision of a “new basement level parking to cater for the extensions while also maintaining existing carparking spaces at a rate compliant with the existing development approval for the subject site”.
An illustration of the proposed changes suggest six tenancies could be included within the new three-storey building, with the possibility of some of the existing tenants of the centre, such as the ifeelgood 24/7 gym, relocating to the new building.
Meanwhile, a new access point on Gowan Rd would provide access to the proposed childcare centre.
“An independent access point to the childcare centre is a key outcome for the development to ensure functionality for customers and tenants of the Gowan Village Shopping Centre,” the report said.
It noted the DA for the childcare centre had been lodged separately to “enable completion of this development independent to the shopping centre extensions”.
The developer has received previous approval from council which extends the exiting shopping centre and provides carparking on the currently vacant land (A005166169).
