Cashed-up Asian buyers are circling a rare Kangaroo Point clifftop development site after it was put on the international market for $8,888,000.

In Chinese culture the number eight is considered very auspicious and the unusual price tag has attracted interest from potential buyers throughout southeast Asia, Savills’ estate agent Robert Dunne said.

Mr Dunne, who is marketing the unique 25 Pixley St property with Will Carman, said the number wasn’t just plucked out of the air.

He said the site was a once-in-a-lifetime opportunity because of its sweeping views to the CBD and as far as the Great Dividing Range.

It also enjoys breathtaking sightlines due to adjacent properties being set so far back.

“Some people are looking to live in a penthouse and sell the lower levels, but you could build Brisbane’s most amazing house here,’’ Mr Dunne said.

“There would be no difficulty finding someone prepared to do that, as there is currently so much demand from Singapore, Taiwan and Hong Kong.

“There are a lot of people looking around. This sort of opportunity comes up once a decade, at most, and so people will step up and have a crack.’’

A single house on the 563 sqm Pixley St site would rival nearby 1 Leopard St, bought in March by Brisbane Broncos boss Karl Morris for a hefty $18 million.

But Mr Dunne said the property was also zoned for up to 15 levels and had an existing development application approval for apartments and home offices, expiring in October next year.

The DA was approved for 11 levels and a 1900 sqm gross floor area.

The adjacent blocks are taken up with medium-rise unit blocks.

A rundown single-level, four bedroom home currently occupies the land, which looks down on the pedestrian river walk.

It has been held by an owner-occupier for about a decade, last selling in the $4 million range.
