Development application lodged for five-storey medium-rise apartment block in Mt Gravatt

DA lodged for medium-rise apartment block on Brisbane’s southside less than 500m from major shopping hub.

A DEVELOPMENT application has been lodged to build a five-storey apartment block in Upper Mount Gravatt.

The DA is for 2 – 4 Ventura St, a neighbourhood street less than half a kilometre away from Westfield Garden City and located between major thoroughfares Mount Gravatt Capalaba Rd and Newnham Rd.

Two post-1946 dwelling houses on the site will be demolished to make room for the building, which will contain 16 two-bedroom apartments, according to documents tendered to council via PD Online.

Each of the four floors will contain four apartments, each with their own private balcony or courtyard. The top floor will be a rooftop terrace.

36 carparks are proposed. Access will be via Mascar St.

However, the development has several hurdles yet to overcome before council grants approval, with council’s most recent correspondence to consultants Place Design Group indicating several problems with the DA.

Architects will need to increase the eastern boundary setback so as not to impact a neighbouring dwelling which may be subject to a future DA, increase deep planting above the proposed 10 per cent, and reduce the width of their driveway, which would “dominate the Mascar St frontage, adversely impact on the safety of pedestrian movements (and) result in the removal of a street tree”.

The land is zoned Medium Density Residential and forms part of the Mt Gravatt Corridor Neighbourhood Plan Code, meaning it is code, not impact, assessable.

The land is owned by Flame Holdings Pty Ltd, the trustee for Flame Property Trust.

Its directors are listed as Anne and Adam Burton.
