Seven-storey tower plans unveiled for Redland Bay despite parking gridlock

Plans have been unveiled for a seven-storey tower block on the Redland Bay foreshore. Parking woes are tipped to worsen as a building boom on the bay islands takes off.

The State Government is assessing a request from a Logan company to build the highest unit complex on the foreshore in Redland Bay.

If approved, Underwood-based company Bella Baia’s 17-unit seven-storey complex will be the highest in the suburb and in Redland city.

Economic Development Queensland (EDQ) Minister Steven Miles said the development application was correctly lodged on June 10.

Designers Hayes, Anderson and Lynch said the units were “capable” of getting EDQ approval with reasonable and relevant conditions.

HAL Architects senior town planner Jesse Govender said the units were the appropriate size for the site and in consideration of the development scheme’s intent for development within the Mixed Use Village precinct.

“The site is within walking distance of a bus stop which connects with Victoria Point and Cleveland where heavy rail links with the Brisbane City,” a town planning report said.

“The proposed increase in residential density over the site will complement the Weinam Creek Masterplan which intends for medium to high-rise development.”

But local residents said they were concerned the tower block would add to parking woes in the area, exacerbated by a housing boom on four islands off the Redland Bay coast.

More than 220 development applications were lodged for bay island properties over the past financial year but less than 10 per cent were approved.

Redland Bay resident Junita Grosvenor said the area did not have the roads, schools or parking to cope with the development boom on the islands as well as high-rise housing.

“A teenage boy, riding his bike, was critically injured in April because there were cars parked along the roadside because the island ‘overflow’ carpark was full,” she said.

“The council should stop all development on the islands until there are safe and adequate car parks for island residents to leave their vehicles on the mainland.

“The council keeps promising to build a multistorey car park at the ferry terminal for island residents but instead it is going to cut the existing spaces for cars and open up a boat ramp.

“It’s ironic that the overflow car park at Moores Rd is already overflowing and now the highest building in Redland (could be) approved which will make this area even more congested – especially when a satellite hospital is built in the precinct.”

The tower block will include 31 carparking spaces, with two dedicated for visitors, which is within the required 28.2 spaces.

The government approved the land use in March and is expected to approve the application, with conditions.
