The Sunshine State is not just a haven for stunning landscapes and pristine beaches.
It’s also home to some of the ritziest addresses where the state’s affluent and influential have chosen to live.
From sweeping views across Brisbane’s meandering river to beach vistas and panoramas of sparkling Moreton Bay, Queensland has its fair share of multimillion-dollar properties, home to some of the richest and most famous people in the country.
An analysis of the state’s top 400 best dress-circle addresses by real estate data expert SuburbTrends founder Kent Lardner found seven of the top 10 streets in the state were at the Sunshine Coast overlooking the beach.

While these addresses exude luxury, many were not snapped up for their scenic beauty but rather for luxury refuges for those looking for an exclusive retreat for a discreet lifestyle.
Here’s a behind-closed doors look at the opulent lifestyles unfolding behind the doors of some of the state’s most exclusive residences.
SUNSHINE COAST
Topping the list of streets with the highest median value was Sunshine Beach’s Kiamba Court, where the 10 homes in the quiet, but luxurious, bolthole had an average of $5.02 million based on sales figures.
Data for market analysts CoreLogic showed the McNeil Property Trust bought the most expensive house in that street for $5.5 million in 2020.
Other residents in the street, according to CoreLogic data, include Downer EDI boss and former Lendlease chief Mark Menhinnitt, whose property has nearly doubled in value since he bought it for $2.22 million in 2018.
A Sunshine Coast commercial building guru and a wine merchant also share the salubrious street.
With an average household income in the street of $140,400 in August 2021, it would take an average of 32.8 years to buy a Kiama St property.
The state’s second most ritziest street, Surfside Court, was also at Sunshine Beach, where the most expensive house in the street cost the company Orsecho Aus $6 million in 2021.
The average price for a property in the exclusive street of eight houses was $4.83 million with other houses costing $3.7 million, $2.9 million. $2.67 million and $1.25 million.
A property in the street would be 31.6 years of wages for a person earning the neighbourhood’s average income.
GOLD COAST
The Gold Coast, known for its stunning beaches and upscale lifestyle, is home to some of the most exclusive and ritziest streets in Australia. Paradise Point, in particular, has a collection of streets that redefine luxury living.
Topping the list is Royal Albert Crescent, where opulence knows no bounds. With a median house value of $4,350,000, this street is a haven for the elite.
The most expensive land in Royal Albert Crescent was a 2566sqm block of land which sold for $12,650,000 in July 2022.
But the most expensive house on the street is owned by Aniko Group business development manager Amanda Malady.
She bought her five-bedroom, five bathroom house on 755sqm for $5,925,000 in April.
The waterfront mansion has a sauna, its own lift, which connects the basement car park to the main living and bedrooms upstairs and a theatre room, pool and gymnasium.
A mezzanine deck overlooks the waterway and has a private bar, an outdoor kitchen with built-in barbecue, sink, dishwasher and a large entertaining area.
Other houses is the street were sold to Marie Theresa Arthur for $5.5million in June 2016 and to Mark and Ronda Conry for $5.1million in April 2021.
Hampton Court and Knightsbridge Parade follow closely behind, with median house values of $4,331,500 and $4,272,000, respectively.
Property developer and former mayor of Newcastle Jeff McCloy paid $6.2 million in August 2022 for his four bedroom, seven bathroom waterfront Hampton Court address complete with boat pontoon and jetty, a snooker room, theatre room and lap pool.
The luxury address also includes basement car parking for five vehicles, stainless outdoor kitchen with inbuilt fridge and two webber barbecues - just in case.
Regents Court stands out with a unique blend of houses and apartments, offering a median value of $4,093,000. The diversity in property types is a testament to the area’s allure, attracting a mix of discerning homeowners.
The Sovereign Mile, aptly named, is a grand boulevard with a median house value of $3,907,000. This picturesque street boasts 104 houses, each a testament to architectural magnificence.
Paradise Point’s real estate landscape also includes hidden gems like Queen Guineveres Place and Kensington Mews.
While these streets may have fewer properties, they certainly don’t compromise on luxury, with median values of $3,938,000 and $3,887,000, respectively.
The affordability index, indicating the number of years required to afford a property, hovers around 20 years for these exclusive streets.
Despite the high prices, demand remains robust, reflecting the Gold Coast’s status as a magnet for those seeking the epitome of luxurious living.
The allure of waterfront mansions, coupled with the area’s natural beauty, cements Paradise Point’s reputation as a haven for those who seek the epitome of luxury on Australia’s Gold Coast.
BRISBANE
In Brisbane, the street with the highest median value for all properties was Lawes St in Hamilton, where the median price of the street’s nine houses was $3,479,095.
The street, which has sweeping views east across the Brisbane River, has been home to hospitality doyen Thomas McGuire, director and co-owner of the McGuires Hotel Group, which owns pubs across the state.
Dennison St at Ascot was Brisbane’s second most expensive address with the median price tag for seven of the street’s nine properties coming in at $3,338,929.
Mr Lardner said it would take a wage earner on the neighbourhood’s average household income of $238,732, more than 12 years to buy into that property market.
Brisbane’s third most exclusive address was New Farm’s Chambers St, which was also the most unaffordable address in the state, according to the SuburbTrends analysis.
Mr Lardner said it would take an average of 33 years on the median income of the New Farm neighbourhood to buy a property in the leafy street.
“We looked at house prices relative to income and the findings were shocking and showed that housing was becoming less and less affordable,” Mr Lardner said.
“Historically, three years of wages for the price of a house had been viewed as ‘affordable’.
“But that has moved out to five years with the most unaffordable street, which is in New Farm, having a median price 32 times the average wage.
“The fact that wages have not kept up with property prices is leading to an intergenerational gap where those who do not come from wealth will never be able to buy into the property market where they grew up.”
Brisbane: Top 10 streets
LOGAN
South of Brisbane, the ritzy streets in Forestdale and Underwood are gaining attention for their combination of elegance and affordability.
Heading the list of streets with the highest median price is Archery St in Forestdale, which has a median house value of $1,544,000.
Despite the opulence, the affordability index stands at a reasonable 11.2 years, offering a balanced mix of prestige and financial prudence.
Persea St and Dundee Dr follow suit, with median house values of $1,502,000 and $1,496,000, respectively.
Persea St is home to a top Logan doctor, whose 5000 sqm property cost $1.1 million in 2020 and a leading Toowong businessman Sanjaykumar Navallal Chotai, who bought his 5000 sqm property for $1.07 million in 2008.
The two-level mansion includes a sweeping circular staircase opening on to a marble atrium complete with a grand piano and two-storey glass windows overlooking manicured lawns.
It also includes a dining room with Greek artwork and a formal sitting room with ornately-carved mahogany furniture.
Carfrae Ave in Underwood impresses with a median house value of $1,442,000, and a 12.1-year affordability index.
Woodbine St and Macadamia St in Forestdale, along with Elisa Ave in Underwood, continue the trend of luxurious yet affordable living.
Logan’s real estate market is proving that one can enjoy the epitome of luxury without breaking the bank. As these ritzy streets garner attention, they redefine the perception of upscale living in a way that’s accessible to a broader range of homebuyers.
IPSWICH
The leafy suburb of Brookwater in Ipswich is the location of some of the most luxurious and sought-after streets, where elegance meets affordability.
Scenery Ct tops the list with a median house value of $1,658,500, offering an enviable lifestyle at a surprisingly affordable 8.2 years’ worth of earnings.
Craig and Livia Mottram bought their $1.9 million house in Scenery Ct in 2022.
The house, which has its own sauna and pool room, is now back on the market.
Springfield doctor Bheemsain Rajpal and his family made their home in a four-bedroom, four-bathroom house in the street which cost $1.25 million in 2016.
A pool with fountain and marble fittings make it one of the more luxurious homes in Ipswich.
Verbena Cres and Cassia Ct closely follow suit, maintaining the opulence with median house values of $1,658,000 and $1,642,500, respectively.
These streets, with their exquisite homes and picturesque surroundings, redefine the notion of upscale living.
Betula Court showcases a perfect blend of sophistication and value, with a median house value of $1,484,000 with a remarkable affordability index of 5.9 years.

In the heart of Moreton, on Brisbane’s northside, the waterfront suburb of Newport is creating waves in the real estate scene with its ritzy streets.
Sceptre Ct stands out as the pinnacle of opulence, with a median house value of $2,201,000 and an impressive affordability index of 16 years.
The most expensive house in the street, a five bedroom, three bathroom waterfront mansion, was bought by Perica Bobic and Milica Grainger for $1.8 million in June 2021.
The house features a theatre room, a bar overlooking the boat pontoon and an outdoor fire pit.
Ranger Ct follows suit, epitomising luxury with a median value of $2,191,000 and an affordability index of 16.4 years.
Newport’s Defender St is also a sophisticated address with a median house value of $2,128,000, promising a lavish lifestyle with an affordability index of 12.7 years.
Wildfire Ct, Constance Ct, and France Ct continue the trend, offering an enticing blend of elegance and value.
