MEDIAN land prices in new housing estates across Ipswich experienced strong growth last year, with 2016 predicted to follow.

New research released in March by property services group Oliver Hume showed strong price growth in new land lots of nearly every size across nine new estates.

The largest growth at Providence, South Ripley, with the value of 600sq m blocks rising by 26 per cent.

Oliver Hume joint managing director Brinton Keath said the growth reflected strong local demand and 2016 was likely to replicate the growth achieved last year.

“We predict that developments with family-style infrastructure – like the new waterslide park at Providence at South Ripley – will be popular with buyers and they will separate themselves from the competition in terms of price growth,” he said.

Providence buyer Kerri-Anne Pearson, who recently bought a 580sq m block, said she wasn’t surprised by the strong price growth.

“One of the things we took into consideration was maximising capital growth, and that’s why we bought early at Providence with the cheaper land prices,” she said.

“We believe with everything that is going on in that side of town that Ipswich will only keep growing.”
