Bardon residents are considering their next move after approval of a childcare centre on busy Runic St.

Residents a stone’s throw away in Boundary Rd are meanwhile increasing pressure on Council to reject another childcare centre.

The developments come ahead of a public meeting on December 8 about pressure on the nearby roundabout from traffic, including extra vehicle movements generated by the childcare centres.

A spokesman for Mr Berkman said his office had received “fairly consistent feedback’’ from residents that the Boundary Rd roundabout near the school was unsafe, especially for children and older residents.

“Two proposed new childcare centres at 144 and at 225 Boundary Rd (which also fronts Runic St) have attracted some opposition in the community, partly based on concerns about traffic, parking and safety,’’ he said.

“It’s clear that there is significant community interest in transport, traffic and safety issues.’’

The meeting, hosted by state Greens MP for Maiwar, Michael Berkman, will be attended by LNP Councillor Peter Matic (Paddington).

Resident Brenden Brien said they were deeply disappointed at the Runic St approval.

He said the street was already heavily congested at school drop-off/pick-up and cars in both streets struggled to get on to the adjacent roundabout.

Bardon Rainworth Community Group’s Kate Watson, who thanked Mr Berkman and Cr Matic for their support, said residents were also concerned by many aspects of the 144 Boundary St proposal, opposite Rainworth State School’s busy main street entrance, including parking, traffic and safety.

“The developer’s plans include an elevated carpark with too few parks, an awkward turning bay, a steep driveway with poor visibility, and a dangerous traffic crossover into Boundary Rd where families park and children walk to school.

She said the three-storey building was higher than allowed in the CR1 character residential zone code.

“There is a dangerous traffic crossover into Boundary Rd where families park and children walk to school,’’ she said.

“These traffic impacts will be intensified by the recent approval of (the Runic St) childcare centre a mere 200m away

“The developers are also proposing a three-storey building which does not meet the two-storey requirement of the CR1 character residential zone code.

“The proposal attempts to make an argument on overall height of the development, although this does not meet the requirement of the code which is based on number of storeys, not overall height.

“The developer’s plans include a children’s play area to be constructed over a well-known overland flow path, which is a former tributary of Western Creek.

“Council have requested at least 50cm clearance, but the developers can only provide 13cm given the topography of the site and the extent of the modelled watercourse.’’

Ms Watson said the developers also only measured noise impacts at nearby homes, not at neighbouring backyards as requested by Council.

She said the childcare centre also backed directly on to 12 residential back yards, going against Lord Mayor Graham Quirk’s Backyard Blue Print for Brisbane

“The developer halso as not provided a Needs Analysis Report,’’ she said.

“Given the recent approval of a childcare centre 200m away, opposite the Bardon Shed, this proposal does not meet a demonstrable community need.

“The needs analysis for the 225 Boundary Rd centre actually provided evidence of falling demand in our community.’’

The roundabout meeting will be held on December 8, 9.30am, at Magda Community Artz, 80 Boundary Rd.
