Brisbane is no stranger to urban renewal, just look at Fortitude Valley, Teneriffe and Newstead as prime examples. Now in 2019, the transformation of Albion will be one to watch. Here’s a snapshot of projects that will reshape the fringe CBD suburb.
1. Albion Exchange.
This is a game changer. Geon Property in partnership with the Queensland Government is reimagining the space around the Albion train station with its $750 million renewal.
The Transit Oriented Development of the 4ha site will create 10 stages across 15 years. Community consultation on the project began in 2018 with the local developers also lodging plans for Stage One with Council. Stage One includes the development of two residential towers over a commercial and retail podium. It incorporates a 4900sq m green, public plaza connecting Albion Rd as well as food and beverage tenancies, outdoor dining, health and wellbeing uses. 2. Bexley
The former Holy Cross Laundry and Sisters of Mercy convent site at Wooloowin is about to undergo a radical transformation into an ultra-modern housing complex.Work has begun on the Bexley development, which will turn land bordered by Morrison, Chalk and Bridge streets, behind the Holy Cross Catholic Primary School, into 84 terrace homes, 188 apartments and a 4000 sqm park, to be built in five stages over five years. 3.The old Mill site.
Aged care and retirement operator Aveo owns the old Albion Mill site on Hudson Rd. In the heart of Albion, previous owners of the site had developed plans which included two residential towers with 270 apartments, a retail podium restaurants and cinema. In 2016 Council approved a $400m development which consisted of two 20 storey buildings totalling 634 residential units. The deal did not go ahead. The site was originally home to the historic Albion flour mill which burnt down in 2013. An Aveo spokeswoman said this week “Aveo have no immediate plans to develop the site.”
4. The home of one of Brisbane’s landmark brutalist buildings.
One of Brisbane’s iconic landmarks the former TAB office tower is a standout development site in Albion. Located at 240 Sandgate Rd the land offers 11,345sq m in the immediate vicinity of the $750 million Albion TOD and is currently for sale. The Tabcorp owned property, home to what is often referred to as one of the city’s ugliest buildings comes with planning approval in place for development of three 15-storey towers and one 20-storey tower on the 11,345sq m site.
