Split over plan for new waterfront development

SOME residents have expressed their distaste for a new “Gold Coast”-style six-storey waterfront development application (DA) for Bribie Island.
Urban planners DTS Group submitted an application for a 10-unit apartment complex for 233 Welsby Pde, Bongaree on behalf of developer Djakala Investments last month.
The location is roughly 100m away from the Bribie Island Bridge.
The developer is seeking planning scheme concessions on building height and density restrictions for a General Residential zoned block of land.
The proposed plans are for a 21.7m tall building with a density of 83 dwellings per hectare, which exceeds the 15m height and 75 dwellings per hectare limit.
The DA has received seven comments on planningalerts.org.au website so far; five opposing the plans, one in support and one neutral.
Janette Buchanan wrote: “Far too high for Bribie Island … we do not want/need to become another Gold Coast/Sunshine Coast”.
While Andrew Christie wrote: “Go for your life. It is a furphy that three stories suits the Bribie lifestyle”.
The DA is impact assessable meaning it is required to go to a public consultation period (from March 15 to April 4) before a council vote.
If approved it will be the third six-storey development application for Bribie Island and the first on the western side of the island.
The On the Beach Resort Bribie Island apartment complex at 3 North St, Woorim is one and another six-storey DA has been approved for 20-22 North St, but is yet to be built.

It comes as the five-storey Chelsea Fifteen apartment building – the first of its kind on Benabrow Ave, Bellara – nears completion.
Knobel & Davis (North) principal Keith Wilkins said the first residents should be moving in by late April.
“It’s 15 units in total, plus one commercial or office space,” he said.
“We have commitments on five units and the commercial space still available. It’s looking to be sold.”
