A Brisbane developer has lodged plans to build 36 luxury townhouses in a growing Moreton Bay suburb near schools and shops.
Sherlock Construction Homes lodged a development application (DA) with the City of Moreton Bay for the project, at 14 Cassowary Ct in Caboolture.
The townhouses would be two-level, each with three bedrooms, single-car garage, two bedrooms with built-in robes, open-plan kitchen and a dining/living area opening out onto a covered terrace and 17 sqm courtyard.
Each townhouse would be 15.7m long and 5m wide.
A house and associated buildings currently occupy the site, with the Halycon Retirement Community directly north.
“The area is in a state of transition, with the historic rural residential settlement pattern transitioning to a more urban environment,” the DA said.
“This is evidenced by a recent townhouse development established at 32 Cassowary Ct which included 38 dwellings.
“The immediate area is serviced by two schools to the north of the subject site and a neighbourhood centre, comprising a supermarket and specialty stores.
“The Caboolture CBD is a 3.5km drive south of the subject site.”
Access to the townhouse development was proposed via a single, two-way crossover from the site’s frontage to Cassowary Ct.
There would be a total of 62 car parking spaces, a service vehicle loading bay, landscaping and screened bin refuse storage area.
“The built form outcome includes a contemporary architectural expression, utilising a variety of materials and finishes which coalesce in a visually pleasing composition,” the DA said.
“The built form is appropriately articulated and modulated, with the alternating roof pitches and colour schemes providing an interesting arrangement.
“The scale of the development is reflective of a medium density outcome, providing low-set townhouses in a landscaped setting.”
