New plans have been revealed for a key retail and dining site in a busy suburb north of Brisbane.

The reviewed set of plans for the Griffin development site, on Brays Rd, adjacent to the Bruce Highway, have been submitted to Moreton Bay Region Council and include a stylish dining precinct as well as space for a gym and supermarket — promising to save locals the commute to Murrumba Downs, Northlakes or Mango Hill to get their groceries.

An initial plan for Freshwater Village — which also included a supermarket, as well as other shops and a childcare centre — was approved in 2017 but the initiative has recently been redesigned.

According to a report prepared for Brisbane developers Wattle Run Pty Ltd, a review of community needs lead to the re-styled centre.

“Based on a post-approval review of the market conditions and demands within the locality,

ongoing feedback from prospective tenants and a detailed engineering design analysis, the design and layout of the approved development has been amended,” it said.

The site will neighbour a future residential development and park and will “create and facilitate a vibrant community locality, in which members of the public want to spend time”.

Changes will include a new layout which will see the relocation of the site’s planned supermarket and some other tenancies to the northern part of the complex, an increase in car parks from 117 to 335 spaces, and the removal of the planned childcare centre following a “review of market conditions”.

Once complete, the site will likely house a two-storey healthcare building, a gym, restaurants and cafes as well as a number of other retailers.
