Long road ahead for developers of a massive retail and residential complex at Petrie

Developers of a massive retail and residential complex north of Brisbane have been met with a long list of council demands.

PROGRESS on a massive retail and residential development set to transform a suburb north of Brisbane has been delayed.

Longfield Land Company Pty Ltd applied in June last year to build a Woolworths supermarket, shops, a 160-room student dorm tower, a tavern, childcare centre, office, gym, health centre and more at Petrie.

The site, at 1059 Anzac Ave, was the old Village Motors car yard which relocated to North Lakes about two years ago.

If approved, the development would transform the heart of the area, linking to the new USC Moreton Bay university campus nearby.

Moreton Bay Council last August requested a long list of changes or further details to the initial proposal and these still have not been addressed by the developer, which has repeatedly asked for more time to address those concerns.

Planners Project Urban, working on behalf of Longfield Land Company, stated they expected to respond to the information request in July.

The council granted them a deadline of September 30.

Changes to the initial proposal related to design elements such as street frontages, pedestrian connections, flood mapping, noise impacts, better interaction with Anzac Ave, landscaping, loading areas and more.

The council also had questions over traffic impacts, vehicle access and parking.

The site, owned by Village Motors director Marlene Newcombe under the name Colbury Pty Ltd, is within walking distance to Petrie train station and USC Moreton Bay.

“The development supports student living, with easy access to the on-site supermarket, cafe, tavern, gym, medical practitioners and retail shops and in proximity to existing shops, restaurants and services within the surrounding area,” the planning report stated.

Elements of the complex will also pay homage to the role the old Petrie Paper Mill had on the area.

The development also proposes realigning Whites Rd to create a fourth leg at the existing Anzac Ave/Youngs Rd signalised intersection, with access to the complex off Whites Rd.

A Traffic Impact Assessment stated the complex would create an additional 329 “trips” on the road during the evening weekday peak hour.

Seventeen retail tenancies, a tavern and the supermarket, with adjoining liquor outlet, are proposed for the ground floor and are connected via an enclosed “mall”.

The first floor includes the child care centre, swim school and a cafe/restaurant.

It would be built in three stages with a six-storey office building in Stage 2 and the nine-storey dorm accommodation in Stage 3.

The complex was designed by i2c Architects, and aims to “immerse itself in a city building block”.

The development falls within The Mill at Moreton Bay Priority Development Area (PDA) Place 1: Mill Central.
