First blocks of land released for Merryvale, Waraba development

The first blocks of land at an under-construction southeast city of the future have been released. Prices start at just $280,000 for a 315 sq m block — but 1000 potential buyers lined up already.

An exciting milestone in a 40-year project to build a 30,000 home city north of Brisbane has been reached, with the first blocks of land set for release.

The first blocks of land in the new city of Waraba are on the market under a special pre-launch opportunity for VIP customers of the Lilywood Landings community.

Construction of the first land in Waraba, formerly Caboolture West, is well advanced with select buyers being given the chance to reserve their chosen block ahead of a major public launch.

Prices in the first stages of Lilywood Landings, known as Merryvale, will start from only $280,000, providing a rare affordable entry into the new home market.

Developer Lennium Group has already received 1000 registrations of interest from potential buyers.

Waraba in the City of Moreton Bay is an exciting 40-year project that will eventually supply around 30,000 homes plus schools, parks, sporting fields and a town centre for an expected population of 70,000 people – approximately the size of Mackay.

Lilywood Landings sits at the gateway to the new city and will offer a range of much-needed, affordable homes for the fast-growing region, together with Waraba’s first new home display village.

Lennium Group Development Manager Ian Worthington said Lilywood Landings would have an immediate, positive impact on southeast Queensland’s housing crisis and would deliver more than 700 new blocks in total over the coming years.

“The first release of land at Waraba’s first suburb of Lilywood is an historic moment for this new city and the Moreton Bay region,” Mr Worthington said.

“Construction of Lilywood Landings only commenced in February this year but the creation of our first 228 blocks of land is steaming ahead with the first homes expected to start construction by early next year,” he said.

“We will announce the sizes and prices of blocks in the first stage soon, but I’m pleased to say that land will start at just $280,000 for a 315 sqm block suitable for a four-bedroom, two-bathroom family home.

“In a few years, Lilywood Landings residents will be part of a thriving residential community located alongside the banks of the Caboolture River, with close connections to all the great lifestyle benefits of this region.”

Lilywood Landings include a 3.25ha central green spine together with almost 20ha of parklands along its 1.74km Caboolture River frontage.

The riverfront land will offer recreation opportunities and access to the river for activities such as kayaking, while helping to protect the region’s biodiversity and habitat values.

Residents will also have access to a range of convenient services such as a childcare centre and service station.

The first precinct of Merryvale takes its name from the Merryvale Jersey Stud, a farm owned by the pioneering Newton family that become a hub for agricultural innovation.

Lilywood Landings will feature a total of nine precincts on completion, with many also honouring the area’s significant farming legacy.

Lilywood Landings will be home to the Moreton Bay region’s latest display village under a partnership between Lennium Group and Master Builders Queensland.

The village will showcase around 30 new homes from 17 respected national, state and local builders and is due to open in 2025, providing inspiration for new home buyers in Waraba.
