Finding a rental in Greater Brisbane is becoming increasingly difficult but new data from the REIQ reveals the secret suburbs offering opportunities at great prices.

Families have been forced to live in caravans, sleep in cars, camp and agents forced to cap the number of inspections as vacancy rates drop lower every month across the state.

Rent increases, a surge in people migrating from interstate and returned expats are just some of the contributing factors.

Community social media pages are flooded with desperate residents seeking rooms to rent and homes to move into.

REIQ CEO Antonia Mercorella said rental vacancies were low across Greater Brisbane.

The latest vacancy rate data shows Logan at 1.1 per cent, Moreton Bay at 0.7 per cent and Redlands at 0.5 per cent.

“Proximity to shopping, services, schools and public transport can affect the price of rents,” Ms Mercorella said.

“However, many rental prices are affected by supply and demand, particularly in the current climate. In places where there are low vacancy rates and a greater demand, you’ll find rental prices tend to be higher.

“Conversely, places that have higher vacancy rates will tend to have lower rental prices.”

Ms Mercorella said there were several suburbs across the local government areas of Brisbane, Logan, Moreton Bay and Redlands that were flying under the radar – offering opportunities at great prices.

There are high vacancy rates in the inner city suburbs of Auchenflower, Dutton Park, Herston, West End and Brisbane.

Brisbane has the highest vacancy rate at 6.6 per cent followed by St Lucia at 4.9 per cent.

“While these areas might traditionally be seen as having higher rental prices, they might actually represent good value at the moment due to the higher level of housing stock,” Ms Mercorella said.

“Vacancy rates are also higher in outer suburbs such as Archerfield, Coopers Plains, Sunnybank, Macgregor and Robertson. Those looking for lower rents should also consider these areas.”

Those looking to rent in Logan should investigate Kingston, Browns Plains and Beenleigh.

The suburbs of Loganlea is the most sought after with a vacancy rate of 1.3 per cent and rental prices under or equal to the median rent across the region.

In the Redlands Capalaba is a good place to start with house rents lower than the median across the region but vacancy rates are at 0.2 per cent.

Rental properties are hard to come by in Moreton Bay but the suburbs of Morayfield and Caboolture represent best value and vacancies rates are above the region’s average sitting between 0.8 and 1.05 per cent.

The suburbs of Deception Bay, Donnybrook, Wamuran, Rothwell and Petrie will be the most difficult to find a rental with vacancies rates sitting between 0.2 and 0.5 per cent.
