Council quashes plans for 132 homes near industrial estate

A developer’s application to build 132 homes across the road from an industrial area north of Brisbane has been rejected by council.

A DEVELOPER’S application to build 132 homes across the road from an industrial area north of Brisbane has been rejected by council.

Developer Stockland’s plan to build residential housing on Boundary Rd at North Lakes has been rejected by the Moreton Bay Regional Council.

The application to build 132 residential lots and 36 industry and business lots on Boundary Rd was voted on by councillors on Tuesday.

The industrial and business component of the application was approved.

The proposed site is across the road from the Narangba industrial area and close to Mapleton Drive in The Rise estate.

A council spokesman said the housing component was refused due to:

No overriding need established to support the conversion of industrial zoned land for residential purposes;

The proposed residential uses would be subjected to environmental harm/nuisance from surrounding industrial activities;

The proposed encroachment of residential uses on established industrial activities would have the potential to constrain existing and future industrial activities operating in the vicinity of the site.

The proposal would result in the loss/displacement of local employment intended to be accommodated on the site and is in conflict with council’s target of achieving 70 per cent local employment self-containment.

Council received 12 submissions during the application’s public notification period, 10 from businesses within the Narangba Innovation Precinct, the spokesman said.

The proposal was to divide the 32.38ha block into two with 13.696ha for residential and 18.674ha for industry and business.

An area of 1.924ha was proposed to be left as open space for a drainage corridor adjoining Saltwater Creek.
