ABOUT 1300 new lots could be established if three separate housing developments in the Warner Investigation Area are approved.

Ausbuild, CSR and Mordar Investments plan to develop land between Kremzow, Old North and Warner roads, which has been earmarked for such since 2004.

To date, only CSR has submitted a development application with Moreton Bay Regional Council.

This was to develop its quarry site at 107-109 Kremzow Rd into about 500 lots at a density of 20 dwellings per hectare.

Seven hectares of uncleared vegetation at the southern end of the site was to be protected and will act as a buffer between the CSR and Ausbuild developments.

It is understood Mordar Investments plans to establish about 500 lots on the former sandblasting site next to the quarry, while Ausbuild plans to have 298-lots on land immediately south of those two developments.

In total, about 1300 new properties of various sizes, could be established across the three sites.

Moreton Bay Regional Council said in October 2017 that there would be about 1600 lots in total in the investigation area.

Nearby residents at the time were shocked to learn of the proposal, voicing concerns over worsening traffic congestion­, reduction in land value, school capacity and environment, lifestyle and wildlife impacts.

Based on the public’s reaction on social media to Ausbuild’s latest plans, those concerns remain.

Ausbuild plans to apply for a Next Generation Neighbourhood zoning at its Warner Road Development which allows a density of up to 25 lots per hectare.

Last week the company updated its fact sheet on the proposal to include information on lot sizes after receiving feedback from the community.

Fifty-three lots, or 18 per cent, would be between 187.5 sqm and 262.5 sqm and a further 94 lots, 32 per cent, would be between 187.5 sqm and 350 sqm.

Another ninety-four lots have been marked as being between 312 sqm and 630 sqm in size.

Access to the development would be via Warner Rd and Ausbuild estimates up to 250 additional vehicles would be added to the road in peak periods.

“The existing road network is expected to be able to comfortably cater for the additional traffic movements,” Ausbuild’s website states.

“However Ausbuild will, as part of this project, undertake upgrades on Warner Rd to deliver a high standard, safe and efficient road network that benefits not only the new residents but also the existing residents.”

The work would involve widening the road, kerb and channel upgrades and new pedestrian links.

Ausbuild says it will also raise the area’s flood immunity to a 100-year level.

No changes to the Coorparoo Rd/South Pine Rd and Old North Rd/South Pine Rd intersections were planned yet, though detailed traffic analysis was ongoing.

Ausbuild’s preliminary site plans also indicate a possible future road connecting the Mordar development to the north.

Detail on Mordar’s proposal is not yet known though its main access is expected to from Kremzow Rd.

Access to CSR’s development would be via new intersections on Old North and Kremzow roads.

This could see potentially 1000-plus extra vehicles on Kremzow Rd if both the CSR and Mordar developments are approved, given the number of lots proposed.

Though a road connection between the Mordar and Ausbuild developments would see some of that traffic headed towards Warner Rd.
