Buyer demand spurs developer to build 300+ more houses in Logan

A Queensland developer is fast-tracking nearly 500 homes in Logan’s growth corridor to address the unprecedented housing demand spurred by the recent population boom.

A Queensland property developer is fast-tracking plans to bring more than 400 new homes online over the next year in one of the southeast’s fastest growth corridors.

AVID Property Group’s building arm Villaworld Homes has ramped up its home building plans in Park Ridge after being swamped with buyer inquiries since announcing it would build 100 homes at nearby Logan Reserve.

To cater for the increase in demand, the property giant has proposed to build an additional 384-home land lease community, 3km away at nearby Noffke Court, pending Logan City Council approvals.

Avid general manager in Queensland Anthony Demiris said housing demand was unprecedented in Logan, where the population has grown by 4.05 per cent in the past year, outstripping the state average of 3.01 per cent.

Recent Australian Bureau of Statistics figures showed the city was the fastest growing local government area in Queensland, with Chambers Flat and Logan Reserve recording the highest population growth in 2023, up 18 per cent.

Mr Demiris said the introduction of Chambers Reserve was “a calculated effort” to address the housing shortage in Logan Reserve.

Avid houses at Chambers Reserve are priced from $686,500, a figure Mr Demiris said reflected current market values and the quality of the “boutique” homes with both housing estates pitched at providing more affordable options to those who want to live in Logan.

He said AVID was attracting buyers because Villaworld was offering buyers more secure and predictable contracts with single fixed-price house-and-land deals and minimal deposit requirements.

“This appeals to budget-conscious buyers and alleviates concerns over fluctuating construction costs and market volatility,” he said.

“Our pricing strategy is also designed to enable potential buyers to benefit from the Queensland First Home Owner Grant, thus offering essential support to first-time homebuyers.

“The pressure from cost-of-living increases has caused many buyers to seek more secure purchasing options, which AVID provides in single fixed-price house-and-land contracts and minimal deposit requirements.’’

Mr Demiris said Initial works on the Chambers Reserve estate would start this month, with Villaworld Homes organised to start construction on the first homes after August.

He said all Villaworld Homes comply with National Construction Code standards and have a seven-star energy rating under the House Energy Rating Scheme.

The Chambers Reserve estate follows the successful sellout of Avid nearby development, Chambers Ridge, a 300-home community in Park Ridge, which was fully sold by late 2023.

The swift sales at Chambers Ridge showed a strong buyer preference for spacious land sizes despite fluctuating market conditions.

AVID collaborated with Greenfields Development Company on another nearby estate, Covella, which also had a massive 98 per cent rise in sale inquiries between January 2023 and January this year.

This momentum continued with a whopping 105 per cent increase in February and a 118 per cent increase in March.
