An ambitious proposal to build a massive commercial tower in the heart of Brisbane has been cut down to size.
Plans for the 81-storey building at the Queen Street Mall and an overhaul of ground level shops in the area were first submitted to Brisbane City Council in 2017.
An updated application, submitted by city planning firm Urbis, now proposes less than half the floors previously listed.
The new 34-floor building at 60 Queen St will be used for office space, shops, bars and a proposed shopping centre.
It will retain the previous proposal’s existing look and six-star green rating.
Planning documents reveal the new building height is proposed to reduce airspace hazards and not be as “visually overbearing” as the previous application.
Mid-level and rooftop sky gardens, landscape terraces along George St, Queen St and Burnett Ln and winter rooms for natural ventilation have been included in the application.
“The buildings that currently occupy the site are tired, visually unimpressive and provide a poor-quality streetscape environment when viewed from the Queen Street Mall and from surrounding publicly accessible spaces,” planning documents read.
“The proposed development will transform this intersection through the provision of a landmark building with a unique and iconic tower design.”
