Boondall tops north Brisbane highest land value growth list

Brisbane’s land values have been revealed with a north Brisbane suburb having the third highest increase in value. Find out how your suburb ranked.

BOONDALL, Bald Hills and Carseldine have been revealed as the suburbs with the highest growth in land values across north Brisbane.

Boondall topped the list with a jump of 22.6 per cent, raising its value to $325,000, compared to last year’s valuation of $265,000.

The suburb was third out of all suburbs across Brisbane, after Rocklea and Woolloongabba, which had increased values by 31 per cent and 26.1 per cent respectively.

Bald Hills land values increased by 21.7 per cent from $242,500 to $295,000, and Carseldine was up by 19.4 per cent from $310,000 to $370,000.

LAND VALUES SURGE ACROSS THE STATE

The most expensive land prices were in the inner city suburb of Teneriffe which increased its value by 9.9 per cent to a whopping $1 million.

Principal Licensee of Globenet Realty in Boondall Usha Chandra said Boondall was in high demand due to its proximity to schools and railway stations.

“Boondall is an extremely good place to live, there’s Nudgee College, Boondall State School and Sandgate High all very close, and all very good schools,” Mrs Chandra said.

“There is a huge price range in the suburb, anywhere between $320,000 up to $2 million, so really anyone can find a suitable home there.

“It’s 15 minutes to the airport and there are two train stations. The demand for blocks of land is very high because people still want to build their dream home.”

Mrs Chandra said the value of the land would have increased as the supply did not meet the demand.

“The last block of land I sold, sold for cash within 24 hours,” she said.

“There is high demand but not much available.”

The other north Brisbane suburbs with the highest land value increases are:

Kedron: 11.8 per cent from $510,000 to $570,000

Ferny Grove: 10.3% from $340,000 to $375,000

Geebung: 10.3% from $340,000 to $375,000

Mitchelton: 10.3% from $435,000 to $480,000

Ascot: 10.2% from $880,000 to $970,000

New Farm: 10.1% from $890,000 to $980,000

Gordon Park: 10% from $500,000 to $550,000

Land values in the suburbs of Brighton, Fitzgibbon, Gordon Park, Herston, Kalinga, Lutwyche, McDowall, Northgate, Nundah, Sandgate, Shorncliffe, Spring Hill and Wooloowin all remained the same.

Queensland’s Valuer-General Neil Bray said land valuations were used by council as a guide to determine what to charge in rates, state land tax and state land rental amounts.

“These valuations become effective on 30 June, however I encourage landowners who believe they have additional or new evidence which may alter their new valuation to provide this information through the online objections process via www.qld.gov.au/landvaluation or at the address shown at the top of their valuation notice by May 7, 2019,” Mr Bray said.
