240 Brisbane townhouses planned near Grace Lutheran College
A developer known for raising the benchmark of residential living in the southeast, has set their sights on building a huge masterplanned townhouse community on vacant prime land north of Brisbane worth over $20m.

Plans for a masterplanned community of townhouse ‘villages’, with generous open plan living and a top notch pool, have been lodged by a prominent developer on land next door to a large Brisbane private school.
Azure Project 44 Pty Ltd has lodged an application to develop a masterplanned community of 240 townhouses at 499-507 Anzac Ave, next-door to Grace Lutheran College.
The community would be comprised of three or four bedroom terrace-style townhouses, each with a master bedroom and ensuite, ‘generous’ ground floor open plan living, covered alfresco area in the rear garden and vehicle parking for two vehicles per dwelling.
The proposed development would involve the townhouses being constructed in a two-storey built form that adopts a high-quality architectural style, aiming to present as a development with high aesthetic value.
“The terrace-style townhouses are broken up into various precincts or “villages”, reflecting themed facade designs and avenue planting of specific tree species to assist with differentiating runs of internal roads,” the application reads.
“The proposed development provides high quality communal open spaces and recreational facilities comprising more than 3,460m, incorporating a 25m-long swimming pool with pool deck, pavilion, multipurpose lawn, gymnasium, seating areas including sun lounges and umbrellas for shade, barbecue spaces, work-from-home space and manager’s office.
“The proposal incorporates a generous provision of private open space for the future occupants.
“Specifically, over 16.8 per cent of the total site area is dedicated to private open space.
“Each unit has a ground floor rear courtyard, ranging from 25.3 sqm to 45.5 sqm.”
The vacant 4.5ha site was purchased by Azure for $20.1m in 2023, a privately-owned real estate development and investment company that has delivered more than 1400 terraces, units and residential lots since it was founded in 2014.
“Azure Development Group (Azure) have an extensive history of development within the South East Queensland corridor and have raised the benchmark of residential living and architectural excellence in the locality with eye-catching contemporary designs, generous landscaping embellishments, abundance of open space and pedestrian friendly links throughout their developments,” the application reads.
Grace Lutheran College is east of the development site, The Village Redcliffe retirement community to the south and the Rothwell Railway Station is less than 800m away.
There would be 506 car park spaces on site.
