Brisbane's hottest homes under the hammer this weekend included a Logan renovator snapped up by a bold buyer whose first bid stunned the crowd.

A three-bedroom, one-bathroom Mount Gravatt cottage was the city's most viewed property going to auction, according to realestate.com.au data.

Marketing agent Michael Kazoulis, of Property Inc, said the listing at 21 Gaynesford St, Mount Gravatt presented "entry-level buying", as well as a savvy opportunity for developers.

"May the Fourth be with you," quipped auctioneer Justin Nickerson, as 11 registered bidders prepared to battle for a city apartment fit for a star.

And on the day celebrated by Star Wars fans worldwide, a bidding war transpired between the final two contenders – a buyer who stood her ground in the room, and another bidding online.

The apartment in the Casino Towers on George St, Brisbane sold for $1.31m. It was marketed by Tom Kralikas, of Place Bulimba.

"It was man – or woman – against technology, and in this case the buyer battling against an iPad won," Mr Nickerson joked.

The property was described as, "one of, if not the very best two-bedroom apartment within the entire tower", with spectacular views of Southbank, Brisbane River, The Wheel of Brisbane, and the new Neville Bonner Bridge.


First-home buyer on top as 20 bidders line up for Bardon character home

A first-home buyer was successful from among 20 bidders who lined up at a deceased estate auction for a Bardon character house.

The property at 40 Nestor Ave sold for $1.94m and was marketed by Ray White Paddington agent Judi O'Dea.

A crowd of 200 people turned out, with 20 of them registered to bid and six active.

"It came down to two bidders in the end and a local woman who grew up in the area won the keys, it is her first home," Ms O'Dea said.

"It was a deceased estate and the family was just blown away. There were three siblings and they were all thrilled with the result.

"It's the end of an era for them as their family had owned it for 33 years."

Ms O'Dea said the property offered two lots on one title and had drawn huge interest through the campaign.

She described the house itself as "liveable but needs work".

"I know the new owner will make it beautiful," Ms O'Dea said.

Auctioneer Justin Nickerson said 20 bidders was an "extraordinary number" in the current market, and reflected the large 835 sqm in a popular location near Brisbane city.

The house had three-bedrooms and one-bathroom with character features including tongue and groove walls, timber floors, and leadlight windows.

A buyer landed a single knockout bid to land a Logan renovator for an impressive $901,000.

The bold first bid stunned the crowd, and the remaining five other bidders stayed silent until the auctioneer counted in the sale.

The three-bedroom, one-bathroom property on an 803 sqm lot at 35 Shortland St, Springwood was marketed by Ray White Daisy Hill agent Garima Mangotra.

It had been described as an "ideal renovator's retreat". with potential to sub-divide the block or add a granny flat in the backyard.

Ms Mangotra said the property had been popular throughout the campaign as it was ideal for both first-home buyers or investors.

Agency principal Avi Khan said the buyer was an owner-occupier who had previously made offers on other properties but missed out.

"The buyer looked at it for the first-time today. He made one standout bid and the crowd went silent," Mr Khan said.

"It shows how keen some buyers are to get ahead of the competition.

"It was a great price for something that needs work."

The house last changed hands for $477,000 in 2017 and was listed to rent at $530 a week in February 2023, property records show.

The three-bedroom, one-bathroom house at 63 Shelley St sold for $1.263m to a Brisbane family with two children.

They were successful from among nine registered bidders, as a large crowd of interested property watchers gathered on the lawn.

Marketing agent Meagan Muir, of Place – Bulimba, said it was a, "very well-presented home with character features, located in an awesome street".

The home had timber floors throughout, with a front and rear deck and grassy yard, positioned over a 421 sqm lot.

Coorparoo crowd pleaser makes sellers $550k in two years

A light-filled Coorparoo home with extras including a home office, study nook and theatre room has sold under the hammer for $2.5m.

The four-bedroom, two-bathroom property at 137 Buena Vista Ave last changed hands for $1.95m in March 2022.

It was marketed by Social Realty agents, Megan O'Leary and Lochlan Munro, with auctioneer David Holmes fielding bids from three hopeful buyers.

A strong opening bid of $2.2m reflected strong demand in the suburb, where the median house price of $1.6m has soared 19.4 per cent over the past 12 months, PropTrack data shows.

The house on a 749 sqm elevated parcel was described as a "rare gem combining timeless elegance with modern comfort".

'I'm still in the will': Young agent sells own family home $300k above reserve

A young agent has sold her own parents' Enoggera home for $1.82m – about $300,000 above the reserve price.

Ray White Wilston agent Jessie Hall said local buyers were most active among 15 bidders who registered for the auction of the four-bedroom home, which had been owned by her parents, Craig and Susan Hall, since 2012.

"We had feedback around $1.55m so that was the reserve, so my sellers – who are actually my parents – are over the moon with the result.

"So I am still in the will, phew!" Ms Hall joked.

"Mum and dad are moving out to Bridgeman Downs now and thrilled with the competition at their auction. It's the only way to sell."

The house on a 405 sqm lot at 10 Helles Rd offered light-filled living spaces and a kitchen fitted with modern appliances and a breakfast bar, while the upstairs bedrooms included a master bedroom with walk-in wardrobe and a modern ensuite.

A powered workshop and shed at the rear of the block was ideal for hobbyists.

Records show the property last traded for $787,500.

PropTrack data shows the median house price of $1.3m in Enoggera was up 16.1 per cent over the past year.

Battle of the paddles: Parents all-in for home near top-performing school

Twelve bidders battled for a family home in Westlake within the catchment for top-performing Jamboree Heights State School.

The double-storey house on a 771 sqm block at 6 Bellambi Pl sold for $1.7m, a significant uplift from when it last changed hands for $1.22m in November 2022.

Marketing agent Jason Yang, of NGU Real Estate Toowong, said the result reflected huge demand from parents striving to secure a property close to the primary school. Popular Centenary State High School and Good News Lutheran College were also nearby, along with Mt Ommaney Shopping Centre.

"Strong demand for homes in Westlake means we are consistently seeing around 12 bidders like we did this morning," Mr Yang said.

"It is scary, but this is the new affordable value for money for families wanting to get into the market near top-performing schools.

"With homes here, you can still get that 700-800 sqm block size, so buyers have the benefit of both land and a good-quality home in a suburb that offers a great family lifestyle just 20km from Brisbane CBD."

The vendors had undertaken only cosmetic improvements to the property, which has four bedrooms and two bathrooms, both formal and informal living spaces, a renovated kitchen, and a pool.

News Corp's interactive Bang for Buck tool, released today for parents to find housing within their budget close to high-performing state schools, ranked Jamboree Heights first among primary schools in Greater Brisbane.

PropTrack data shows the suburb's median house price of $1,222,500 was up 16.2 per cent over the past 12 months.

A 27-year-old Kalinga home passed in auction for $5.7m.

A Kalinga home has passed in the auction for more than $5m, coming into the market after 20 years.

The five-bedroom, four-bathroom prestige home at 150 Nelson Street, Kalinga has passed in the auction for $5.725m, last sold in 2004.

The auction attracted seven registered bidders with an opening bid of $5m.
Principal at Ray White Ascot Damon Warat said the auction was very fast paced and the campaign was very busy.
“The auction was very fast paced, reaching from the opening bid to $5.7m in no time and we are still negotiating with a couple of buyers,” Mr Warat said.

“The campaign was very busy and close to 100 groups came through the open homes.”

Mr Warat said the property market in Brisbane shows good signs and prices will exceed more than other cities this year.

“The market has been very busy in demand with a lot of buyers looking to buy and the only lopsided is the less amount of stock available,” he said.
“Brisbane will surpass the other cities this year as the demand in the state and city is increasing with a lot of migration from both interstate and overseas.”
“We can see the prices exceeding more in Brisbane compared to the other cities.”

The auction opened at a strong $1.5m bid.

Senior sales consultant Garry Price from Harcourts Inner East said there were five bidders.

The auction had three registered bidders and started with an opening bid of $2.2m.
Property agent Jason Adcock from Adcock Prestige Queensland said the best part of the property was its location and newly done renovations.
“It is a well renovated home and the best part about this home, it is just 5km away from the city and has a big pool area for families to spend time," Mr Adcock said.

Mr Adcock said the properties on the market are selling at a higher bracket range and Brisbane can do better than other cities this year.
“The recent property I sold last week for $5.9m in Indooroopilly had a better turn out than selling properties under $4m bracket,” he said.
“And one thing I have noticed is that the properties between the range bracket of $4m to $10m are selling much faster.”.
“In terms of Brisbane doing in comparison to others, I think there is going to be an interstate migration increase from NSW. A lot of people from overseas are settling and in 12 months we can see a really steady growth of 7-8 per cent.”
