The top property deal maker in the Mackay-Whitsunday region has been revealed, with nearly $1 million separating the number one agent from their closest rival.

An inaugural list by realestate.com.au has ranked the regions selling agents by their highest average residential sale in the past year, with Queensland Sotheby’s International Realty agent Wayne Singleton blitzing the competition with a median sales price of $2,441,500 in the 12 months to the end of March.

The director of Sotheby’s Whitsundays office, Mr Singleton has sold some of the regions most expensive properties in the past year, including a luxurious Hamilton Island residence for $7.2 million in August last year.

He also sold Trisara Gardens at 1 Plum Pudding Close, which was offered to the market by Sydney-based property developer Peter Brennan and his partner Michael Lynch for the first time in 15 years.

The property took out the readers choice award in the 2022 Queensland Top Homes list by the Courier Mail, and sold for $8 million.

Mr Singleton has notched up over 700 sales on Hamilton Island since 2002, according to his bio.

In second place was Hamilton Island Real Estate agent Liam Kearney with a median sales price of $1,593,905.

With nine years of experience in the real estate game, Mr Kearney is described as a “skilled negotiator”, having sealed the deal on a number of eye-watering sales.

One of those sales included a 214sq m villa for $3.9 million in February.

Hot on his heels was former colleague Lynn Milson, who is now at Queensland Sotheby’s, with a median sales price of $1,252,250.

Ms Milson started her career in Byron Bay before moving to the Gold Coast and then to the Whitsundays.

On the mainland, Hot Property Realty Mackay principal Max Stewart came in fourth spot with $1,008,333 and rounding out the top five was Alex Swan of Taylors Property Specialists in Cannonvale.

It is a solid achievement for Ms Swan, a relatively newcomer to the game.

Ms Swan only recently made the Whitsundays her home after growing up in the UK and France.

She spent two years in the real estate sector in France.

Among her top sales during the 12 months to the end of March was a 2ha acreage property at Sugarloaf that sold for $1.39 million and a house at Mandalay that changed hands for $1.25 million in July last year.
