Sunshine Coast property: agent predicts continued boom after hot auctions

A leading Sunshine Coast real estate agent has predicted the market to ‘heat up’ over the next 12 months following a hot auction where $10m in sales unfolded.

A bidding war unfolded for a modest, lowset brick home at Mountain Creek between 13 registered bidders that has a property expert predicting the rage of 2021 to continue for another 12 months.

Nineteen properties went to market at the weekend through Ray White’s Sunshine Coast offices with a combined $10m in sales, including six under the hammer.

The properties ranged from a penthouse in Buddina, beachside apartments at Alexandra Headland and family homes in the likes of Buderim.

Ray White Kawana principal and auctioneer James Goldsworthy said the results were a good indication of how the market would perform.

It comes after Core Logic data from November 21 revealed the Sunshine Coast’s median house prices have overtaken those in Greater Melbourne.

Mr Goldsworthy pointed to some market commentary which had tipped a slight fall or market plateau was to come.

However, Mr Goldsworthy predicted the rage and to be maintained and “heat up” for another 12 months.

“Although the year might have started slow with Omicron disruptions and for most a long Christmas break, it feels like we are right back in the swing of things,” Mr Goldsworthy said.

“There’s so many people turning up to open homes and making offers. I can’t see a dramatic change for the next six to 12 months.

“There’s definitely an appetite for family homes and for larger apartments it’s bigger than ever.

“It’s really starting to heat up.”

Mr Goldsworthy said statewide Ray White data showed about 94 per cent of auctions had attracted registered bidders and auctions were hitting a 70 per cent clearance rate.

“We aren’t seeing any sort of slowing,” he said.

Mr Goldsworthy said the pick of the weekend auctions was the four-bed, two-bathroom Mountain Creek home which sold for $1.025m to a young family. He said it attracted a 100-strong crowd in the backyard of the Haddys Close home.
