A BOUTIQUE gated community in the city’s most exclusive suburb is moving ahead with villas selling to sea-change investors before the start of construction.
The Serenity Villas development was first flagged in 2018 as an enticing option for buyers looking to downsize in the often prohibitively expensive Palm Cove.
Prices started in the mid-$500,000s at the time with as little as a 10 per cent deposit required to secure a property.
It did not take long for the first villas in the 12-townhouse complex to sell off the plan – and a new development application shows the project is still alive and well.

Developer Paul Stubbs has lodged operational works plans with Cairns Regional Council showing the planting, drainage and underground infrastructure to service what will soon be the city’s newest little neighbourhood.
Hindsight shows the villas would have been a particularly good investment three years ago.
The few remaining sites are now being advertised as $670,000 – and Palm Cove’s median property price has jumped from $580,000 to $795,000 in the meantime.
Construction has begun on the 150 Argentea Boulevard complex with a variety of layouts for different sites.
Two homes are freestanding and each distinct property has its own small yard.
There is also a central 15m lap pool and the option for personal pools to be built into yards – as well as a limited number of villas with side access for boats and motorhomes.
The site is within easy walking distance to the beach, restaurants and cafes and consists of 12 dual-storey, three-bedroom townhouses designed to capture ambient natural light.
Palm Cove was recently named the most expensive suburb in regional Queensland due largely to a flood of wealthy buyers entering the market from Sydney and Melbourne.
Other high price suburbs included Clifton Beach at $630,672, Whitfield at $567,973 and Edge Hill at $521,657.
The developer has been asked for comment.
