Meridan Plains land holding comes to market in property rare sale

Major residential, aged care and sand mining players are eyeing off a 215ha land parcel near a growing southern Sunshine Coast community.

Major residential, aged care and sand mining developers are reportedly eyeing off a 215ha land parcel at Meridan Plains that has come onto the market with a hefty price tag.

The land at 110 Rainforest Drive, Meridian Plains has been used for cattle purposes for the past 40 years and has been owned by only two families since WW11.

Degn Real Estate partner Jason Degn said the rurally-zoned property had development potential for a residential subdivision, aged care facility or a sand mine.

Mr Degn said the property was one of the most strategic land holdings on the southern section of the Sunshine Coast and represented one of the last land holdings available with development potential.

He said the sellers were expecting cash offers between $10-$12m.

The property was being marketed via expressions of interest.

“All the main players in residential and aged care have come to have a look, and some mid-tier firms too,” Mr Degn said.

“Interest-wise, it has been one of the most popular blocks I’ve taken to the market in years.

“The emails keep coming in. I have had 15 or more about it, there’s major interest.”

The site was alongside Woodlands Park Estate to the east, an alluvial sand mining operation to the west and frontage to the Mooloolah River to the north.

The information memorandum for the property revealed the site was identified as a key resource area for its ability to provide construction sand to the Sunshine Coast and northern Brisbane markets.

“A development application to extract up to one million tonnes of alluvial sand per year from the Meridan site could be lodged with the Sunshine Coast Council,” the memorandum said.

Mr Degn said the property was owned by the Liekefett family, a name familiar in the Caloundra area.

He said it was the property of the late Ray Liekefett whose family had owned the property dating back to WW11.

Mr Degn said the property had been temporarily sold to another owner but was later repurchased by Mr Liekefett for sentimental reasons.

“Ray passed away a few years ago and his children are now in charge of the holding. It’s become surplus to their requirements,” he said.

Offers to purchase will close on Thursday, November 25.
