10 Sunshine Coast suburbs where house prices jumped by 40 per cent

Suburbs north of the Maroochy River have dominated a top 10 list of Sunshine Coast suburbs where median house prices increased the most on the back of “crazy” growth, new data has shown.

The latest quarterly Core Logic data revealed there were 10 suburbs across the Sunshine Coast and Noosa where median house sale prices had jumped by more than 40 per cent.

The data showed properties at Maroochy River, Cooroibah and Warana had all increased by more than 50 per cent in the past 12 months.

It comes as property experts weighed in on how the market is predicted to perform over the next six months.

Aspire Estate Agents sales executive Annie Ness said sale prices had “gone crazy” in Maroochy River over the past 12 months and properties were selling fast.

The longtime agent said the Parklakes development at Bli Bli had helped put the suburb on the map.

“Now it’s becoming really sought after,” she said.

“There’s not much you can get for under $1m.

“Being able to work from home and live on acreage has become really popular.”

Ms Ness said the suburb was showing no sign of slowing down.

“Definitely,” she said when asked if she thought the market would continue to rise.

“When the borders open, there are plenty of people who want to see the homes here and feel it.”

North Shore Realty agent Tony Brown said the likes of Mudjimba, Pacific Paradise and to an extent, Twin Waters, had been undiscovered for a long time compared to more “mainstream” markets like Mooloolaba, Coolum and Noosa.

Mr Brown said the quieter beachside suburbs had gone onto the radar of southern buyers.

“Once they discover it here they see what sort of life they could have and realise its affordability,” Mr Brown said.

“The demand has increased quite remarkably, 10 years worth of growth in about two years.”

Mr Brown was unsure of what the future held but said first home buyers had been largely priced out of the market.

“For a lot of people that ship has sailed,” Mr Brown said.

“The price point is demolishing that chance, only a handful of young people on overseas incomes who have come back from the pandemic have been able to buy in.”

LJ Hooker Mooloolaba principal Yasna Hawthorne said the Sunshine Coast was in a “huge growth phase”.

“My belief is there is a massive under supply and for a very long time, the Sunshine Coast property prices have been some of the lowest on the eastern seaboard,” Ms Hawthorne said.

“I don’t believe it is a boom, just a correction as the area has been undervalued in my opinion.”
