Toowoomba streets with the most million-dollar homes, according to RP Data

They’re the luxurious pockets of Toowoomba, home to the city’s most elite residents. The Chronicle has compiled hundreds of properties to bring you the 10 richest streets.

Toowoomba’s richest streets from the past 10 years have been revealed — and the list might surprise you.

The Chronicle has compiled data from a decade’s worth of residential property sales worth at least $1m in the 4350 postcode.

Nearly $330m worth of sales were recorded in that time, divided up into 236 properties that covers more than 100 hectares of prime Toowoomba real estate.

The sales were then tallied by street, with some common names occurring among the 100 listed.

The data shows an incredible concentration of wealth within just five suburbs — Mount Lofty, East Toowoomba, Redwood, Prince Henry Heights and Middle Ridge.

This didn’t come as a surprise to Snow Real Estate’s Brendan Mayles, who said the eastern side of Toowoomba was preferred by the city’s elites for a number of reasons.

“All those streets make sense, your key ones are Campbell, Arthur, Wirra Wirra and Sinclair Street,” he said.

“If you put all the addresses on a map, it would create a triangle around the escarpment, and all the properties are near the beautiful schools and parks.”

While Campbell, East, Bridge and Prince Henry Drive all show up on this list, a noticeable omission is Kara View Court — also known as “Millionaire’s Row”.

Mr Mayles said there was a good reason for this — properties on high-quality streets don’t change hands as often.

“There are streets and houses that would smash all records if they were put on the market, but they’re not moving from them because they have no reason to,” he said.

Other high-profile streets with less than five sales worth $1m include Wirra Wirra, Simla, Godfrey and Curzon Streets.

TOOWOOMBA’S TOP STREETS BY SALES (2011-2021)

1. Campbell Street, East Toowoomba (16 properties)

Widely considered a centrepiece street, the neighbourhood is known for its classic Queensland homestead designs, while the road is heavily graded and sports historical bluestone gutters.

The average price of the 16 sales is $1.542m, with the most expensive home selling in 2017 for a whopping $2.2m.

2. East Street, Redwood/East Toowoomba (13 properties)

Straddling the boundary of Redwood and East Toowoomba, East Street’s value comes from an incredible array of properties that overlook the beautiful escarpment.

The average price of sales from the past 10 years sits at $1.46m, with top-selling being a $2.2m five-bedroom stunner in 2016.

3. Bridge Street, East Toowoomba/Mount Lofty (8 properties)

This might be due to its incredible length, but there is no denying the sheer quality of luxury homes that sit on Bridge Street on its most eastern end.

Its proximity to high-end private schools like Fairholme and Toowoomba Grammar would no doubt add to the appeal for buyers.

The average sale price since 2011 for million-dollar homes has been $1.602m, a figure impacted by an extraordinary $2.9m sale in early 2018.

4. Mackenzie Street, Middle Ridge/Mount Lofty/East Toowoomba (7 properties)

This sprawling north-south arterial crosses across three of Toowoomba’s most luxurious suburbs, so it’s no surprise it features some lovely homes.

The average for sales over 10 years was $1.162m, with the most expensive being $1.36m for a five-bedroom Mount Lofty home in 2017.

5. Sinclair Street, East Toowoomba (7 properties)

When you think about classic East Toowoomba streets, Sinclair might be the best example of it.

It is an extreme over-achiever on this list, considering the street is just 400m long.

The average of sale is just short of $1.5m, helped along by 2017 transfer for a five-bedroom home worth $2.1m.

6. Curtis Street, East Toowoomba/Redwood (6 properties)

Another East Toowoomba street that overlooks the escarpment, Curtis has been an active market of late.

The average for property sales since 2011 has been more than $1.5m.

7. Prince Henry Drive, Prince Henry Heights (6 properties)

The main thoroughfare through this luxury suburb of Toowoomba is home to some incredible properties, six of which sold in the past decade for more than a $1m.

The average price for the past decade’s million-dollar sales was $1.422m.

8. St Ives Court, Mount Lofty (5 properties)

Located on the very edge of the Toowoomba escarpment in the northeast corner of the city, St Ives Court has enjoyed a productive decade for a street of about 100m in length.

The average sales price from the five sales was $1.497m.

9. Arthur Street, East Toowoomba (5 properties)

A sister street to Campbell, Arthur is a perfect showcase of the best Toowoomba architecture, both classic and modern.

The average sales price from five properties was a whopping $1.644m, including a staggering $2.35m transfer in 2019.

10. Daniells Close, Middle Ridge (5 properties)

There would be barely 20 properties in the small enclave of Daniells Close, and a quarter sold in the past decade.

The average sale price was a princely $1.093m.
