A huge parcel of land near the upcoming Toowoomba Hospital site is now for sale, as buyers prepare to turn it into a massive estate featuring hundreds of homes.

A massive parcel of land not far from where the new Toowoomba Hospital will be built is up for sale.
British company George Weston Foods has listed a 54-hectare site in Harlaxton through LJ Hooker Toowoomba, with the view of selling it to a developer who can transform it into a major residential precinct to cater for 700 new dwellings.
The land along Goombungee Road, dubbed as The Willows, is just a few hundred metres east of the construction site for the new hospital at Baillie Henderson.
GWF is currently in the process of securing approval for a variation request from the Toowoomba Regional Council to treat any subsequent residential development applications with a lower level of assessment.
The new community would feature a mix of low and medium-density housing as well as mixed-residential precincts within its boundaries and at least two new parks along Gowrie Creek.
LJ Hooker’s Chris Stewart said any sale would be conditional on the current application being approved to ensure the buyer faced a smoother development process.
“We’re changing the use of the land, whereby the owner can come through with a code-assessable application. it just depends on block size, but it will be low-density and mixed-use,” he said.
“We’ve had a lot of interest from interstate developers, and Toowoomba is a really good development opportunity.
“We’ve had over 80 inquiries, it’s a once-in-a-generation offer — we’ve had people from WA, people from Melbourne.
“It’s giving people the confidence in something you won’t be able to find again in Toowoomba.”
Mr Stewart said the site’s size, topography and proximity to an upcoming public hospital employing thousands of people had interested developers.
“It ticks so many boxes of what you look for in a large englobo (undeveloped) site — it runs downhill and they buyer can stage it out, it gives them work for five to 10 years,” he said.
“They understand the hospital is going to go in there, so it gives them confidence when you’ve got a massive state government asset nearby.”
The expressions of interest campaign ends on June 6.
