Glamorgan-Spring Bay the most profitable Tasmania area to run an Airbnb, according to new data

Looking to get into the Airbnb market and wondering where you could make the most money in Tasmania? New data has given an insight into the potential highest-earning areas.

New data has indicated that Glamorgan-Spring Bay is the most profitable local government area in Tasmania to run an Airbnb.

A Mortgage Broker Pty Ltd study found that an average Airbnb in the East Coast location costs $263 per night.

Meanwhile, an Airbnb owner in the region could expect to earn, on average, $26,597 in yearly income.

The Tasman area in the southeast ranked second, while the Kentish region – which includes the towns of Sheffield and Railton – was third.

Mathew Routley owns Swan River Sanctuary at Swansea and says the Glamorgan-Spring Bay area has the most “spectacular landscapes” in Tasmania.

“The jewel in the crown is Freycinet National Park; a lot of tourists go to see Wineglass Bay. But the East Coast drive itself is one of Australia’s most spectacular drives,” Mr Routley said.

“There’s heaps of vineyards along here, so that seems to be a very popular thing for people to come and check out.

“I think the big, open coastal landscapes – where the farmland meets the sea – is of appeal to people.”

Mr Routley believed the Mortgage Broker Pty Ltd data on Airbnb profitability “checks out”.

Despite the contentious issue of short-term stay accommodation, he said there was no community opposition to Airbnbs in Glamorgan- Spring Bay.

“In a coastal area like ours where the towns are spread out, there aren’t a lot of quality hotel offerings,” Mr Routley said.

“The Airbnb market, in terms of a supply scenario, fills that.”

Further south, Triabunna Barracks owner Kim Samin said that most of its guests were visiting nearby Maria Island.

“But then they’ll often go elsewhere on the coast,” Ms Samin said.

“We tell them about all the other things that are on the way; beautiful beaches and beautiful vineyards.

“There’s heaps for them to do.”

Ms Samin said she had noticed an increasing tourist market in the Glamorgan-Spring Bay area.

“A lot more people are getting into the field.

“Triabunna is still a working town – you’ve got Sea Forest, Tassal and Elphinstone – but there’s a lot more people that are aiming for the tourism industry.”

Mortgage Broker Pty Ltd’s data indicated that Tasmania ranked fourth in average Airbnb annual earnings behind South Australia, New South Wales and Queensland.
