Elizabeth Street site is on the market after being approved for hotel and housing

It’s been approved for a 145-room hotel and an apartment complex, but now the site at 134 – 150 Elizabeth Street is on the market. See the newest designs.

A Hobart site, earmarked for a major hotel and apartment build is now on the market, after the developer fought in the tribunal to obtain approval, but according to the ad, a new developer could have the option of scrapping the housing part of the plan.

More than four years ago, the Hobart City Council rejected a development application for a 214 room hotel and an apartment complex with 91 homes across two towers on Elizabeth Street.

It was proposed one tower be 12 storeys high and the other, 13.

After the plans were refused, the developer at the time, Fragrance Group, suggested the height be reduced by four storeys, but that was also knocked back.

It was then suggested the design be scaled back by reducing each tower by six storeys, an amendment which was accepted, before a permit was granted.

The site at 234 – 250 Elizabeth Street used to be owned by Singaporean developer, Fragrance Group, but was sold to La Vie Kelso in October 2021.

Now it’s on the market once again.

A real estate ad by Knight Frank shows the site is now approved for 49 apartments and a 145 room hotel.

The agency also lists three other options, which would fit within the building envelope, which also have approval.

It includes the possibility of 68 units and a 145-room hotel, 138 units or the option of just a hotel with 264 rooms.

“It is without doubt ideally situated for development. In summary, the Hobart market is currently experiencing a housing shortage, with very little or no other developments of scale being built to meet market demands,” the ad says.

The expressions of interest period will close on November 9.
