Newly released designs show grand plans for a multistorey office building along Hobart’s Bathurst Street, which could transform a lot of land used for parking, if approved.
The building is proposed for 116 Bathurst Street and 25 Watchorn Street, Hobart, and has been submitted by Mona subsidiary, Hanging Garden Group.
The land is owned by DarkLab, St Georges Terrace and Riverlea Australia.
The plan forms part of the In The Hanging Garden Masterplan and is on the same block as Odeon Theatre.
The application has been publicly advertised by the Hobart City Council and is currently open for public comment.
The mixed use, eight-level building would be comprised mostly of offices and would also have room for two commercial tenancies on the ground floor.
There are seven levels of office space included in the plan.
The building would be 40.5 metres high on Bathurst Street.
On Watchorn Street, there would be a wall along the side of the building, which would be 26 metres at its highest point and 15 metres at its lowest.
On the basement level there would be parking spots for 16 cars, including two disability spaces, along with bike parking and end of trip facilities.
Part of the site was once occupied by print shop, Fuji Xerox, which operated along Bathurst Street for 30 years before it moved to Brisbane Street.
Demolition and investigative archaeological work has already been undertaken at the site, under a previously approved development application from 2020.
The site has more recently been used for parking.
The plan proposes a financial contribution to the council of $445,000 for “civic amenities”.
“It is considered a financial contribution has the greatest potential for targeted benefit to the community and can go towards achieving the goal and objectives of the Central Hobart Plan and provide for civic infrastructure for the future,” the planning application says.
The plan will be open for public feedback until November 5.
