Homes to go on sale for $150m Noarlunga Downs housing estate at Lovelock Dr, civil works start

Work has started on a new housing estate around one of Adelaide’s oldest SANFL clubs, with the first packages now for sale.

The first homes in a new, tree-lined $150m neighbourhood in Adelaide’s south will go on sale in the coming weeks in a “significant milestone” for the estate.

Civil works have now started on the 626-home housing development, being built along the Seaford rail line in Noarlunga Downs.

Registrations of interest are now open for homes within the 22ha masterplanned estate, which will take over empty paddocks on Lovelock Dr and surrounding the South Adelaide Football Club.

The first sales release is planned for the western side of the development. Civil construction company Winslow has started about $35m of works, paving the way for construction of the first homes later this year.

Registrations of interest allow prospective buyers the first opportunity at properties when they hit the market, joining a database of people interested in the state government project, which is led by Renewal SA.

The first release will include a mix of vacant lots and house-and-land packages including a range of affordable homes.

Noarlunga’s master plan includes a range of housing options, including detached homes, townhouses, and apartments. The integrated estate would one day be home to about 1200 people.

The project will offer 20 per cent affordable housing as well as affordable rental options through a community housing provider. There will also be 80 new public housing homes.

The new estate features 12.5 per cent public open space and extensive tree canopy – its placement along the railway line aims to give residents easy access to Colonnades Shopping Centre, Noarlunga TAFE, Noarlunga Hospital, Flinders University Stadium, Noarlunga train station and numerous public transport links.

Housing Minister Nick Champion said the first residents were expected to move into the new estate next year

The project is scheduled for completion in 2031.

“There is limited housing availability in our southern suburbs and this development is ideally situated close to shops, services and key public transport links,” Mr Champion said.
