Community submissions open for plan to turn Adelaide Caravan Park site into 124-dwelling development

Residents near to a $70m Adelaide housing development can now share their thoughts on the plan — but there’s a catch.

Concerned citizens and residents near to the Adelaide Caravan Park in Hackney can now have a say on plans to turn it into a $70m, 124-home development, including a six-storey apartment building, but there’s a bit of a catch.

Aspen Group lodged the plans back in December, the redevelopment transforming the park that now sits beside the River Torrens into 78 studio and one-bedroom apartments in a six-storey block, and 46 townhouses on a separate premium residential subdivision.

While planning and land division consent is still under assessment, and building consent is still required, public submissions on the planning opened on Friday.

The catch is, any responses must specifically relate to planning matters — such as noise, overlooking or safety, as outlined by PlanSA — and not general complaints.

The submission, which can be made digitally or on paper, must also be in writing, outline reasons, include a name and address, and state if you want to speak at a development decision hearing — which will be held at a later date — to be accepted.

In December, Aspen chief executive officer John Carter said the new development would fill a vital need for the city.

“Adelaide needs more affordable housing in convenient locations close to jobs and facilities,’’ he said.

“We have enjoyed good engagement to date with Norwood Payneham and St Peters Council and we look forward to positive feedback to our masterplan vision to increase housing supply and create a connected, vibrant and sustainable community.”

The company expects to start construction about 12 months after approvals are granted.

Submissions can be made on the PlanSA website up until midnight on June 20.
