Childcare centre proposal for next to St Martin De Porres Catholic School at Sheidow Park
A childcare centre could become part of a private primary school’s expansion in Adelaide’s south – while also fixing a flooding problem.

A new childcare centre linked to a private Catholic school would be surrounded by homes in Adelaide’s southern suburbs under a proposal that would also solve local stormwater run-off issues.
The centre, named Eden Academy and catering for up to 123 children, would be part of the St Martin De Porres Catholic School on Spinnaker Circuit in Sheidow Park.
Land owners Catholic Church Endowment Society are currently working on a larger masterplan for the overall empty site, with the childcare centre part of a possible expansion for the primary school. Half of the site would remain unused under current plans.
“Plans for the balance of the land have not yet been confirmed but may include the future expansion of St Martin De Porres School and/or complementary community service uses,” a report to Marion Council says.
Planning documents show the childcare centre would be built on land currently used for carparking and be open from 6.30am to 6.30pm, Monday to Friday.
The single-storey building would be clad in a wooden-look exterior, about 850sq m in size, with another 880sq m for outdoor play areas at the front, rear and northern sides of the building.
The centre would boast a pitched roof and seven activity rooms for children grouped by age, as well as reception, staff and meeting rooms, kitchen and laundry.
A 30-space carpark is part of the plan, as is soft landscaping, small and medium trees and shrubs, signage and fences.
The development would also address flooding problems that have affected homes to the south of the land, planning documents say.
A temporary swale, or depression in the ground dug by locals, had been holding run-off but the plans show a more formal swale to protect downstream residents.
“This stormwater solution does require the placement of retaining along the southern property boundary,” the report says. “The development seeks to minimise the height of retaining walls via terracing and the battering of earthworks.”
The plans before Marion Council are on public consultation until January 28.
