A MAJOR shopping centre north of Brisbane has applied to create a new modern entertainment and leisure precinct in the complex.
Strathpine Centre owner Swordfish Australian Sub TC has lodged an application with Moreton Bay Council to refurbish part of the existing centre and add a child care centre and hotel.

The company hopes the project is the first step in its long-term aspirations for “a comprehensive redevelopment of the land”.
It also aims to provide the region with a retail and entertainment offering “consistent with other higher-order shopping centres in South East Queensland.”

Design plans lodged as part of the application show a new modern facade that opens out to the carpark at the northwest corner of the centre near Gympie Rd and Learmonth St.
The new area would largely be in the existing centre, with some upgrades to the car park to enhance pedestrian connectivity.
The planning report states the company’s multi-million investment in the centre is a result of a recent revitalisation of Strathpine and surrounding suburbs.
It names the Petrie university campus and new office complex being built nearby for Super Retail Group as examples.
“As the next wave of investment occurs within the Strathpine area, there is a need to ensure that the retail offer remains competitive to tenants, attractive to patrons and consistent with the offer of other higher-order centres within the region,” the report states.
“There is significant opportunity within the Strathpine area for redevelopment as economic investment continues to grow in the Moreton Bay Region.”
If approved by the council, the work will be done over three stages.
Stage 1 is the Casual Dining and Entertainment Precinct on the ground floor which involved
upgrading the shopping centre entrance, works to the food court and “replacing underperforming tenancies”.
It also proposes renovating the facade along with a new hotel with outdoor dining on Level 1 and creation of an “Eat Street” style casual area connecting the cinema and the escalators to the hotel.
Stage 2a involves a repurposing the car park on Level 1 to create an indoor entertainment space for businesses like arcades, indoor rock climbing and kids play spaces.
Stage 2b is creation of a new child care centre with up to 125 enrolments, also in the Level 1 car park.
The application was lodged on June 24 by planners Urbis and would require approval for a Material Change of Use.
A traffic study as part of the application has “conservatively estimated” an additional 82 vehicles trips during peak hour which, the report stated, would have a negligible impact on the surrounding road network.
No external roadworks were considered in the application.
