A NEW accommodation park with 10 bungalows and a food and drink outlet has been earmarked just a stone's throw from the lagoon.
Whitsunday Regional Council received an application for a material change of use on a vacant lot on Waterson Way in September.
The site adjoins the Colonial Court motel but is not part of the same development.
The accommodation would include 10 one-bedroom units as well as a food and beverage outlet and reception area.
Plans show each unit has a lounge area, self-contained kitchen, small laundry and ensuite.
Each unit also has a verandah designed to face towards the foreshore area.
The application states the buildings will be "a light architectural design that seeks to build on the Airlie Beach's seaside location".
The food and beverage outlet would be open to the public as well as residents as "is designed with an openness reflective of the tropical climate and locality" with a large outdoor eating area.
Development documents show it would face out over Broadwater Ave with an open deck.
The proposal also includes a car park with 17 spaces and an entrance from Broadwater Ave.
Whitsunday Regional Council guidelines typically require 20 spaces for the size of the combined accommodation and food and drink outlet.
However, the applicants stated because of the proximity to other car parks and number of travellers who would arrive without a car, 17 spaces would be "sufficient".
A traffic impact assessment on the proposal found that the development "may increase the road safety risk of right turn accidents at the Broadwater Ave and Main St intersection from low to medium".
It was identified that this risk could be reduced by banning the right turn from Broadwater Ave to Main St.
However, after examining the impact this would have on increased delays and safety risks on Summit Ave, a conclusion was drawn to maintain the "status quo".
The subject site has been given several approvals by council since 2010 including plans for a block of 19 units.
The 10-bungalow proposal joins another large accommodation development earmarked for Airlie Beach.
More details about a luxury hotel development at Port of Airlie were revealed last month with developers saying it could provide hundreds of jobs and inject millions into the economy.
