A major development is coming to the Rose City, bringing stores that residents have been asking for, with developers hoping to be open sooner than you’d think. Find out the new shops will soon be calling Warwick home.

'Too many' construction projects not moving forward due to 'red tape'

A major new development for the Rose City is fast approaching an opening date, with some of the stores set to open revealed.

Warwick’s Home & Life precinct, located on Albion St, is a fresh new area to shop and dine, with the final two retail spaces being leased by Colliers.

The two remaining tenants will join a star-studded line-up of national retailers making their home in the Rose City, including BCF, Anytime Fitness and Cafe 63, which residents have been calling out to see for years.

The remaining two opportunities, 500sq m and 800sq m respectively, are still yet to be announced at the precinct, which offers ease and convenience for customers.

Colliers head of retail leasing Queensland Will Goldsworthy said the project, anchored by national tenants, was expected to be completed in August.

“These developments really suit growing catchments like Warwick as they provide under supplied areas the necessary amenity,” Mr Goldsworthy said.

It’s a part of a growing move to increase development in southern Queensland, with population and tourism in the area expected to rise leading up to 2025.

Mr Goldsworthy said he predicts a surge in the tourist economy of the region, as well as in the Darling Downs, with figures from 2021-22 revealing the southwest region of Queensland raked in a lucrative $1.14bn through tourism.

Colliers agent Marlon Crawford said residents have been “crying out” for this sort of development, with many residents calling the company up in order to figure out what will be set to go there.

“The Southern Downs is a growing region, and Warwick is the administration hub, this project caters massively to not just the community, but the surrounding communities as well,” Mr Crawford said.

“The locals have been crying out for this sort of lifestyle project, with Toowoomba an hour away, there really wasn’t anything to cater to the needs for locals.

“The tenets we have definitely appeal to the local community, there’s a strong market for outdoors and hardware markets, as well as gyms, outdoors, camping and fishing, which is the flavour for a place like Warwick.

“I think we’ve gotten the right mix for the local community, which has been starved out of new opportunities for some time, it’s been quite cool, but we’ve had a few calls showing the excitement, with locals keen to find out what’s going on.”

The Home & Life development is just another example of big projects planned for the region.

Announced earlier this year, the Crossroads is a major industrial/commercial project with a big vision and possibility to expand in the future.

Building designer Paul Brundell described the project as a “modern approach to the industrial sector” and said there was the possibility to expand into a major commercial precinct, featuring a cinema, bowling alley and more.
