Turrisi Properties pays $11m for a 1.21ha site that's been earmarked for a 26-lot Eight Mile development
A well-known developer bided their time and won approval for a 26-lot residential development on a large site that was once a family home before settling on an $11m purchase.

A rare infill site that was a family home for decades in Brisbane’s southern suburbs has been earmarked for a 26-residential lot subdivision after being bought by a well known Brisbane developer.
According to a property search the 1.21ha site – which has a double-storey family home on it at 77 Gaskell St, Eight Mile Plains – was purchased by SEQ Developments 9 Pty Ltd for $11m.
A company search revealed the shelf company is controlled by Turrisi Properties – an award-winning Brisbane-based residential and mixed-use developer.
The deal was struck by JD Property’s Jason Dao along with Ray White Robertson’s John Heng and JJ Macalino who had initially offered the property in November 2022 and received 25 offers.
However, they failed to reach the expectations of the vendor who had owned it for many years. Among the original bidders was the eventual buyer who had initially missed out.
Recognising the potential of the site, the eventual buyer re-engaged in late-2023 and appointed Mr Dao to assist in securing the opportunity.
Mr Dao said over six months, a solution was crafted that allowed the buyer to lodge a development application while also providing the sellers with the certainty that the deal would proceed.
In March 2025, when Brisbane City Council approved the development for 26 residential lots which triggered settlement within 30 days.
“It was a very rare infill site in the Eight Mile Plains/Rochedale area,” Mr Dao said.
“The level of interest in this site demonstrated the strength of the development market, but ultimately, structuring a deal that worked for both sides was key to getting it done.”
Mr Dao said the sale of 77 Gaskell St achieved a record price for the area of $909/sqm. The rate per dwelling was $423,000.
Mr Heng said the sale was a complicated process.
“This deal was about more than just price – it was about creating the right framework to ensure confidence on both sides,” he said.
“By working closely with the seller and understanding the buyer’s needs, we were able to bridge the gap and deliver a win-win outcome.”
Civil construction in the site is expected to start in the second half of 2025.
