CARVED into the cliff face high above Coolum Beach sits a stunning Sunshine Coast home which is being eyed off by ex-pats from South Africa to Colorado.

Stretched over four levels, the Pacific Heights Court home boasts 280-300 degree views, from the Glasshouse Mountains, sweeping wide across the deep blue of the Pacific Ocean.

It took 2500 cubic metres of concrete, about four years of determination and plenty of special approvals to construct what marketing agent Joseph Lordi described as "the best home in Coolum Beach".

RP Data reveals the property, situated in an exclusive cul-de-sac, was purchased for $299,000 back in 1997.

It's now on the market for $5.5 million - $6.5 million, with Queensland Sotheby's Brisbane tasked with selling the mammoth home.

"There really isn't anything like it," Mr Lordi said.

"You'll never get built out."

He said about 200 shades of glass featured throughout the home, which was set on a suspended concrete slab from the second to fourth floors.

Mr Lordi, senior sales executive at Sotheby's, said the home had been designed by the owners to capture the ocean views from every room in the house, including the gym and even the garage.

Listed as large enough to house 12 cars, Mr Lordi likened the garage space to that of the car park of a high-rise building, and said you could fit 20-25 vehicles in there at a pinch.

A hydraulic lift services three of the four floors of the home which took about nine years from design to full completion.

The very top floor houses four bedrooms and about 120sq m of balcony space, while the main living area opens out to an infinity pool which looks as if it's hanging in space, overlooking the township of Coolum and the coastline.

Mr Lordi said such was the calibre of the home, if it was in Noosa he wouldn't be surprised to see it fetch "around the $8 million, $9 million, $10 million mark".

He said premium properties in Coolum to-date had traditionally sold for about $2 million - $3 million, so this property was set to smash the mould.

Mr Lordi even tipped the home to demand a price of $12 million - $15 million if it was in Hedges Avenue, Mermaid Beach, known as the Gold Coast's own Millionaires Row.

The architectural feat has been on the market since April and was now attracting plenty of international interest, with a Colorado tech boss headed over in December to inspect the stunning home built on 812sq m of land.

Mr Lordi said the owners were wanting to downsize, the cleaning and maintenance of the home too taxing for them as time goes on.

Their plan was to sell their dream home and buy an apartment, then spend most of their time travelling the globe.

"The ultimate goal of the floor plan and the home's spaceship-like design was to capture 100% of the views the beautiful Coolum Beach area has to offer," Mr Lordi said.
