Sunshine Coast real estate agency sells Nambour Heights home for record price

A large Nambour home has cracked a new record price for the suburb after selling for just under $1m.

A Nambour house has been snapped up for a record price in what a real estate agent is labelling as a reinvestment back into the suburb.

The property at 7 St James Court, Nambour Heights, sold for $915,000 last week, which is a record price for a home on 1200 sqm in the suburb.

According to CoreLogic RP Data, the home last sold for $532,000 in July 2014, meaning the owners collected a cool $383,000 profit in just under seven years.

REMAX Property Sales director and lead sales agent Tristan Brown said the large five bedroom, three bathroom home was quick to sell.

He said the property had already garnered plenty of interest via social media before it was listed online.

“When I was there with the photographer I took a few photos of the property and did some social media posts at the time,” Mr Brown said.

“Before I’d even got home that evening we had several people inquiring and wanting to inspect immediately.

“It (sale) came off a couple of those private inspections before it made it to realestate.com.”

Along with five bedrooms and three bathrooms, the home also boasts ocean views through the Bli Bli valley, two rumpus rooms, a pool, wine cellar, two upper balconies and a three-car garage.

Lockwood Homes constructed the property in 1995.

“It’s a big house and has really large square metreage under roof,” Mr Brown said.

He said the sale was a positive sign for the area.

“It’s a Nambour buyer reinvesting back into Nambour,” he said.

“There’s a common misconception out there at the moment that all the southerners are paying the big prices and pushing the market up.

“But its not, it’s a lot of locals who are recognising the value in the area and happy to pay the price.

“Locals know the area better and they recognise value and at the end of the day the property is worth what it’s worth and if this particular couple didn't buy it for this price somebody else would've.”

He expected records to continue falling in the region in the coming years.

“Two years ago, even 18 months ago, we really wouldn't have thought too many properties would transact in the $800-$900,000 range but, quite frankly, at the moment there's been some recent sales in those $800-$900s and it's starting to become a little more normalised,” he said.

“The question is now, what residential home is going to be the first Nambour sale to crack a million dollars?

“There are a few around that if they were to go on the market I think they would be in excess of a million.

“It will happen.”
