The housing affordability crisis gripping the Sunshine Coast has been well-documented as limited supply and southern migration combine to pile pressure on rental affordability and send prices through the roof.
As vaccination rates climb and lockdowns lift many are tipping another wave of pressure to be piled on the region as more southerners seek to relocate to the region.
But the pressure valve may be released somewhat soon, with a swag of housing projects in the pipeline across the region.
We’ve combed through the documents to find 41 developments either approved or in the application process in the past six months which are set to give opportunities to seachangers seeking an escape a chance to enter the Sunshine Coast market.

22 Wyreema Tce, Caloundra
Application in progress. At information request stage, still to be approved.
Submitted on August 2, 2021.
The proposal is for four three-bedroom units and one two-bedroom unit, each with their own garage/carport, on a vacant block totalling 635sq m, as part of a new townhouse development.
The developer is About M Pty Ltd, directed by Penelope Geitz and Kerry Roberts, of Dulong and Minyama respectively.
3 Post Office Rd, Mapleton
Application in progress. At information request stage, still to be approved.
Submitted on July 26, 2021.
The proposal is for three units and a commercial business tenancy. Proposed to develop one three-bedroom unit and two one-bedroom units on the site, which totals 693sq m.
The 54sq m commercial business and one unit located above proposed for the front of site and two other units for the rear of the site.
The proposal was submitted on behalf of Michael and Anne Radmall, who were also owners of the site.
Koel Cct, Peregian Springs
Application in progress. At information response stage, still to be approved.
Submitted on July 20, 2021.
The proposal is for a tavern and 58 units on the currently vacant 8736sq m site, with a mix of 42 two-bedroom units, 15 three-bedroom units and one four-bedroom unit, with a communal pool.
The proposal included a hotel with a dining area, office and bottle shop.
The proposal was submitted on behalf of Billy Lids Australia Pty Ltd, directed by prominent Sunshine Beach builder Mark Bain.
Mr Bain is a long-time builder in the region who forged a reputation for delivering high-end products.
30 & 32 Picnic Point Esplanade, Maroochydore
Application in progress. Decision period commenced, still to be approved.
Submitted on July 9, 2021.
The proposal is for 15 units to be developed on the 1012sq m site fronting the Maroochy River.
Fifteen three-bedroom units were proposed to be built over eight levels – seven storeys plus the ground floor.
The proposal includes a communal lobby, pool, pool deck and barbecue facilities.
The proposal was submitted on behalf of FPMC Property No 2 Pty Ltd, directed by former professional tennis star and prominent Sunshine Coast businessman Mark Kratzmann.
Mr Kratzmann was a classy left-hander who turned an equally adept hand to property.
He was behind a stunning apartment development at Picnic Point in Maroochydore, The Ivy which overlooks the Maroochy River.
8 Tumut Street, Buddina
Application in progression. At information response stage, still to be approved.
Submitted on June 30, 2021.
The proposal is for three four-bedroom units with ground-floor home offices to be developed on the site which totals 672sq m and is about 100m from Kawana Shoppingworld.
The home offices are planned to front Bermagui Crescent and each unit was set to have a courtyard and all three would share a communal pool.
The proposal was submitted on behalf of Maroochydore-based applicants Marcus and Amanda Harper.
3 Mount Pleasant Road, Nambour
Application decided, preliminary approval granted.
Submitted on June 29, 2021.
The proposal is for nine three-bedroom units spread across two storeys to be built on the 2936sq m site.
Each unit was planned to have two carparking spaces with living areas on the ground floor and bedrooms as well as another lounge room on the upper level.
The application was lodged on behalf of DEHC1 Pty Ltd which is directed by Mattheus De Bruyn and Malcolm Hamilton.
65 The Esplanade, Golden Beach.
Application decided, approval granted.
Submitted on December 3, 2020.
The application is for eight units across four storeys with a mix of two and three-bedroom units planned with each unit to have its own outdoor entertaining space.
The project was originally approved as five-unit development, before that was reduced to four and then most recently approved as an eight-unit project overlooking the Pumicestone Passage.
The application – which was approved with conditions in June, 2021, before amended plans were approved in September – was lodged on behalf of Chellia Pty Ltd which is directed by Gavin Wuiske of Cooroibah and Rodney Pullinger of Darling Heights.
Imagination Drive, Nambour
Application decided, approval granted.
Submitted on December 2, 2020.
The application is for seven multi-unit dwellings, a shop and a cafe.
The dwellings were proposed to be made up of three duplexes and a stand-alone dwelling, with each two-bedroom unit to have a small home office.
The application was approved with conditions on September 17, 2021.
The project proponent is Australian National Homes Pty Ltd, directed by Morayfield’s Tosh Murphy.
48 King Street, Kings Beach
Application decided, approval granted.
Submitted on September 9, 2020.
The application was originally for 16 units, a mix of two and three-bedrooms, across seven storeys with two basement carpark levels.
Approval was granted for 14 units, with a communal pool and meal area also included in the initial proposal.
The application was approved with conditions on July 15, 2021.
The applicant for the development was Qualita Group Pty Ltd, directed by Alan Luong of Mons and Daniel O’Neil of Buddina.
49 The Esplanade, Maroochydore
Application decided, approval granted.
Submitted on October 28, 2020.
The approval was granted for 13 units, a 29sq m commercial tenancy and communal facilities including a dining area, pool and deck, gym, sauna, yoga lawn, library and cinema, to be built on a 1012sq m site.
The project, dubbed Nature by Cube, overlooks Cotton Tree Park and the Maroochy River and was approved on July 1, 2021.
The successful applicant was Cube Developments Pty Ltd, directed by prominent Sunshine Coast businessman and property developer Scott Juniper.
Mr Juniper last week spoke about the spike in interest in the project, with savvy buyers swooping to snap up entire floors to replicate the stunning penthouse layout.
The total unit number was declining as more floors were bought out, with the project now 75 per cent sold.
As of last week total sales for the project had topped $32m with the penthouse going for almost $7m.
The few apartments remaining were starting from $2.95m.
92 Parker Street, Maroochydore
Application decided, approval granted.
Submitted on October 9, 2020.
The initial application sought approval for 20 one-bedroom units over six storeys as well as a ground floor food and drink outlet and an office on the first floor.
A communal rooftop space was also proposed as part of the project to be built on the site which totals 728sq m.
On August 18, 2021, council approved a 19-unit development with food and drink outlet for the applicant, Vantage Building Group, a major development firm on the Sunshine Coast.
18 & 20 Wright Street, Maroochydore
Application decided, approval granted.
Submitted on September 9, 2020.
The initial application sought approval for 20 apartments across three levels to be built on the 1214sq m site.
On August 16, 2021, Sunshine Coast Council officers approved an 18-unit development on the site.
The proposal was lodged on behalf of Barradise Pty Ltd which is directed by Minyama locals and respected business owners Kerry Roberts and Damien Said.
97 Brisbane Road & 5 Bindaree Crescent, Mooloolaba
Application decided, approval granted.
Submitted on January 15, 2016.
The application sought approval for 29 multiple dwelling units, 998sq m of office space and 458sq m designate for a shop and/or food and drink outlet, with seven tenancies proposed for the office space and six tenancies for the food and drink outlet/shop space.
The housing component was proposed to be a mix of six three-bedroom units and 23 two-bedroom units, to be built on the 1878sq m site.
On October 15, 2021, council approval was given for 29 units and a shop/food and drink outlet development.
The proposal was submitted on behalf of Murphy Builders Qld Pty Ltd which is directed by Sunshine Coast residents and business people Leigh Murphy, Mark Berry and Brooke Bastien.
The trio are also behind renowned Murphy Homes, a major family-owned construction firm.
The company showed its deep connection to the region again in 2020, when more than $160,000 in proceeds from a project home built by Murphy Homes in Palmview went to the Daniel Morcombe Foundation to support the vital charity’s efforts in child safety.
17 and 19 Bradman Ave, Maroochydore

The proposal is for eight three-bedroom units with private balconies on a 1012sq m site that currently contains existing dwellings on each lot which will be demolished.
The four-storey proposal includes a communal pool, pool area.
The proposal was submitted on behalf of 1719 Pty Ltd, directed by Gregory Smith.
12 and 14 Wyanda Dr, Bokarina

The proposal is for five three-bedroom units in a townhouse style.
The site comprises a combined area of 1,125sq m and currently contains two single storey houses.
Units 1 – 4 have enclosed garages, capable of accommodating two vehicles, while Unit 5 incorporates a single enclosed garage.
The proposal was submitted on behalf of Katija Pty Ltd, directed by Jay McMillan and Timothy Marshall.
118 Bulcock Avenue, Caloundra

Submitted on October 13, 2021.
The proposed development will comprise of a mixed use building over seven storeys, comprising of 33 multiple dwellings, shops, food and drink outlet and office.
The site is situated along the main street of Caloundra on the corner of Bulcock Street and Tay Avenue, approximately 85m to Bulcock beachfront.
The ground floor contains four tenancies capable of accommodating a restaurant with outdoor dining, two shops and an office.
Above ground, residential units and associated communal open space has been provided.
The proposal was submitted on behalf of RCQ Caloundra Pty Ltd, directed by Justin Stainton and Richard Peterson.
21 Queen of Colonies Parade, Moffat Beach

The client has purchased the ground level unit and wishes to be able to use the unit for both short-term and long-term accommodation.
The proposed Unit 1 has a site area of 637sq m and is located opposite Moffat Beach Headland which has coastal views.
The design consists of three bedrooms, three bathrooms, laundry facilities, a family room, an open plan living, kitchen, dining area, and private open space areas including a pool.

8 Mari Street, Alexandra Headland

The proposed development, identified as Harmony, seeks to establish three unit towers on the site and basement parking.
The 5,940sq m site is currently occupied by the Suncity Tenpin Bowling Centre.
Buildings one and three are six storeys, and building two is seven storeys.
A total of 109 units, some with two bedrooms and some with three bedrooms, will be constructed across the three towers.
The development includes 178 resident car spaces, 29 visitor spaces and a large communal pool.
The proposal was submitted on behalf of Ultium Energy Pty Ltd, directed by Scott Juniper.
63-65 School Rd, Maroochydore

The proposal is for eight units over two storeys in two separate buildings to be situated on two blocks, with a total site area of 1,310sq m.
The units range from two-bedroom apartments to three-bedrooms.
The carparking includes 12 resident spaces and two visitor bays.

The proposal involves the establishment of three four-bedroom units on a 577sq m block, over four storeys.

39 Fifth Ave, Maroochydore

The development includes four three-bedroom units which are to be constructed over six storeys including a basement carpark.

The development consists of 21 three-bedroom units across eight storeys.
The site area is 210sq m and the building will have 52 car spaces.
The proposal was submitted on behalf of Mosaic Property Group, directed by Brook Monahan and David Handley.
Mosaic has established itself as a major player in property circles in the region, having more than 50 developments since 2014 with a combined value of $1.3bn, according to the company’s website.
Mr Monahan established the company back in 2004.
The project at Duporth Ave was a rare opportunity with development sites limited in the area.

The proposal is for eight multiple dwelling units intended to deliver, smaller, affordable housing in the suburb.
The developer is Topaz Projects Pty Ltd, which is directed by Ursula Starkovsky, of Beerwah.

The proposal is for two eight-storey apartment complexes with 200 multi-roomed units. The two towers are positioned adjacent to Lake Kawana and the walkable waterfront and Waterside Retreat.
The developer is Habitat Development Group Pty Ltd and is directed by Cleighton Clark of Hamilton.
Mr Clark said construction for the $153m development was due to start in mid-late 2022 and was due to be finished in March, 2024.
26 Second Avenue, Maroochydore

The proposal is for 54 multiple dwelling units in a six-level tower and a single-level basement.
The developer is Resemble Pty Limited, which is co-directed by Michael De Simon and Robert Milicevic of Canberra.

The proposal is for a mixed-use development encompassing 67 apartments and a variety of commercial use areas.
The developer is HM Projects Marketing Pty Ltd, which is directed by Mclean Henzell, of Caloundra, and Marcus Muir, of Buddina.
According to Mr Muir, the project is worth $95m and is set a benchmark for the region.
68 Palm Forest Circuit, Forest Glen

The proposal is for 15 villas of medium density to augment in the Azure Forest Glen community.
The developer is Forest Glen Properties Pty Ltd, which is directed by Michael Thomas Cullen, of Noosaville.
211 Parklands Boulevard, 2 Tallowood Close and 3 Tallowood Close, Little Mountain
Application approved.
Submitted on March 9, 2021.
The proposal is for a complementary development to an existing residential care facility. Plans for 40 multiple dwelling units and 10 residential care facility units.
Completion is expected in August 2022.
The developer is Churches of Christ in Queensland, which is co-directed by Douglas Lyndley Sparkes of Toowoomba, Gary Thomas Edwards of Ipswich, Jillian Maree Carson of Victoria, Jill Susan Gray of Willow Vale and Kenneth Douglas Ewald of Thornlands.

The proposal is for a material change of use and operational work for a multiple dwelling of three units.
The developer is Colin Macleod, who planned to knock down a 46-year-old complex to make way for an “elegant” and “modern” development.

The proposal is for seven multiple dwelling units, to be constructed over three levels, with an undercroft car park to be located partially below ground level.
