Stockland announces Halcyon Dales as final Pelican Waters land releases near

Stockland will build its seventh similar project on the Sunshine Coast as a major milestone approaches for what could be the last canal and artificial waterway development in Queensland.

Stockland has announced its plans to offer more than 200 homes in their seventh Sunshine Coast over 50s community as development in Pelican Waters nears a major milestone.

Stockland has revealed its plans for Halcyon Dales which will be located at Glass House Mountains on a 15ha site, featuring 212 homes.

Promoting “resort style living”, the development will include a heated pool, two-storey clubhouse, rooftop bar, pickleball courts, lawn bowls, creative spaces, a cinema and a salon treatment room and sauna.

Every house will also feature a seven-star Nationwide House Energy Rating Scheme rating to lower utility costs.

This comes alongside recent research by Stockland revealing Australia’s over 50s population is expected to grow by 1.8 per cent each over the next decade in comparison to the overall population growth of 0.4 per cent.

These figures are marginally boosted in Queensland, with an expected rate of 1.9 per cent, with coastal and rural regions particularly becoming “hot spots” for residents over 50.

The research concluded Queensland, leading in senior housing, accounts for 50 per cent of all newly developed land lease homes nationwide, with the Sunshine Coast in popular demand.

Stockland Project Director Andrew Astorquia said the land lease model is a “key affordable living solution” to boost housing supply as baby boomers to retire.

The upcoming Halcyon Dales offerings will meet demand for homes while allowing buyers to move in sooner with their nine-month build guarantee.

Future homeowners would be able to settle as early as July, 2025, Mr Astorquia said.

It is also planned to invest in improving the community’s infrastructure, including an upgraded intersection at Steve Irwin Way.

Expressions of interest have been opened, and the first six sites will be released in January, 2025, followed by monthly releases.

Construction of the released homes and intersection upgrades will begin at the same time.

This comes as development in Pelican Waters nears several milestones, pioneered by the release of the area’s final north-facing homesites.

The north-facing sites make up 68 blocks of the final 180 in Pelican Waters’ last 25ha of undeveloped land alongside the construction the final 500m of canal.

The 68 sites will include 17 waterfront, 20 dry, and 14 terrace lots, launching around February or March, 2025.

The remaining seven lots be released later next year.

Pelican Waters general manager of development Hamish Pressland said the latest release will be the last ever north facing developer stock waterfront lots with ocean access in the area.

Mr Pressland said the final stretch of canal was likely the last navigable waterway – meaning boats could have access through a lock and weir – being developed north of Brisbane and possibly all of Queensland.

He labelled it as a possible “end of an era” for canal and artificial waterway developments in Queensland.

The “prime sites” have already generated demand as an opportunity to claim a property in Pelican Waters as the “final chapter of its evolution” approaches.
