Steve Irwin Way former surf park project site for sale again in 2024

Land on a major Sunshine Coast road has been put up for sale for a second time this year after a project for a $350m water park was abandoned.

Land approved for a water park and a lifestyle resort with more than 230 villas has been put up for a sale for the second time this year.

The 25ha property at 2652 Steve Irwin Way, Glenview, across two lots, has been put up for sale by Knight Frank after it was previously listed by Colliers in February this year.

The property was approved in 2023 for an integrated lifestyle resort accommodation and water-based tourist attraction after Sanad Capital Pty Ltd lodged the plans with Sunshine Coast Council.

The company’s $350m project has since been abandoned and Sanad Capital Pty Ltd was placed into liquidation in April.

Approval was given for a master plan delivering 234 villas and apartments for a lifestyle resort, waterpark, surf pool, food and drink venues and a sports club.

The site is less than 10 minutes away from Australia Zoo and Aussie World.

Knight Frank agents Christian Sandstrom, Blake Goddard and Chris Sales are spearheading the sale.

A Knight Frank release stated the two lots were being offered as separate or joint parcels.

The first lot spanning 14ha is approved for 160 villas, retail space and water-based attractions and the second, an 11ha lot, is approved for 74 apartments and attractions using “internationally proven technology” to provide a “best-in-class water park and surf pool”.

Mr Goddard said the offering provided buyers with a truly unique opportunity to secure a significant land holding in a key location with “enormous potential”.

“2652 Steve Irwin Way is a trophy asset opportunity to create a once in a generation legacy project not seen since the creation of its famous neighbour Australia Zoo down the way,” he said.

“The successful purchaser can realise the maximum potential of the development approvals or alternatively develop a region-shaping product under the site’s flexible master plan.”

Mr Goddard noted the current master plan did not expire until April 2030 with potential to change the plans with “the exception of having to deliver a preliminary tourist attraction”.

He suggested future development outcomes could include retail and co-living accommodation with similar projects producing “significant success” within the region.

Mr Sandstrom said the “prominent” site has more than 500m of frontage to Steve Irwin Way, which has about 8 million vehicles travelling on it each it year.

“The site is located within approximately 100 kilometres of a population catchment of 1.3 million people, in addition to the 3.2 million interstate and international tourists visiting the region each year,” he said.

“Now is the time to be capitalising on a legacy opportunity like this, with the property perfectly positioned to benefit from the growth leading up to the 2032 Brisbane Olympic Games.”

Offers to purchase are being accepted until 4pm on November 29.

Sanad Capital Pty Ltd previously lodged an appeal against the Sunshine Coast Council and rival developers Surf Parks Australia.

The appeal against council’s approval of Surf Parks Australia’s project at the Glass House Mountains was launched in January 2022, and argued it was not commercially viable to have two surf parks within 20km.

The appeal was dismissed in the Planning and Environment Court on June 15, 2023.
