The Sunshine Coast suburb of Bokarina is set to receive a new ‘boutique’ block of units positioned directly across from the ocean with the project due for completion by Christmas, 2023.
The beachfront 56-unit proposal, launched on behalf of Cube Developments, will include 20 two-bedroom units, 30 three-bedroom units and six four-bedroom units.
Cube Developments director Scott Juniper said he was excited for the smaller-scale project which once completed would be targeted at a niche group of buyers.
“We realise there is a clientele out there that just want something incredible that's on the beach,” Mr Juniper said.
“We wanted it to be the smallest project we could because we feel like we are going to have a lot of owners and occupiers that don't want to live in a unit block filled with Airbnbs.”
To achieve larger floor plans the choice was made by Mr Juniper and his team to reduce the number of units from 75 to 56.
“We think it’s a premium offer in a great suburb … half the project will have ocean views,” he said.
The units will be divided over six storeys, with a total of 110 carparking spaces provided.
Located at 25 Kombi St, Oasis the project will include “subtropical” design elements including extensive slide doors and screening, along with a beach-inspired colour palette.
“There are a lot of other buildings around us that are using a lot of colour in their palette and we’ve decided we just want it to be truly natural and focus on the elements that are around us, like using sandstone that is the same colour that you’d find on the beach,” Mr Juniper said.
“We just want it to look extremely natural and weather well over its lifespan.”
Mr Juniper said Bokarina had matured in a short period of time and he commended the work of other developers in the area, whose projects had increased the value and demand within the suburb.
“I think the other developers have done a great job and they’ve improved the market … we’re basically leveraging off all their good work,” he said.
“Certain projects you just know are going to fly in the market and I just feel like this project is going to be a great project.”
Subject to approval by the Sunshine Coast Council, construction on the $75m project is set to start mid-2022 and be ready for new owners to move in by Christmas 2023.
