Rule your own kingdom at Conondale

Rich grazing property of 478ha with two residences is spread over 15 titles

A SUNSHINE Coast hinterland property, that is on the market now, is bigger than some countries.

At 478ha or 4.78sq km, Connemara at 536 Aherns Rd, Conondale, is bigger than the Vatican City (0.44sq km) and Monaco (2.02sq km) but not as large as Nauru (21sq km).

The quality high-carrying-capacity property with a house and cottage is on 15 titles.

It is being offered for sale as a whole or any combination of titles by an expressions-of-interest campaign closing on Thursday, March 8, at 4pm.

The property dominates the landscape when heading north on the Maleny-Kenilworth Rd.

It is like driving through Scotland or Ireland. The lush Mary Valley river flats roll out in front of you with a mixture of black soil and sandy loam rising to undulating hills and ranges on either side.

"It's a fantastic opportunity,'' said Jason Mattiazzi, of Ray White Rural, who is marketing the property in conjunction with Jez McNamara.

"There has been a lot of interest in the property. It's such a beautiful landscape and the rainfall is very reliable.

Connemara is 100km from the Brisbane Airport and 25 minutes west of Maleny.

The former dairy property lies on both sides of Aherns Rd and is a 55-minute drive to the beaches of Mooloolaba and Maroochydore or take the scenic route to Noosa.

Access to the home is off the fully bitumen Aherns Rd. The driveway greets you with fully-grown trees and established gardens.

The low-set, four-bedroomed weatherboard house has been renovated and features polished timber floors throughout the open-plan living of the kitchen, lounge and dining areas with carpet in all bedrooms and the hallway.

About 74,000 litres of rainwater storage supply the home from two underground concrete tanks. A double lock-up garage with awning, situated near the home, is able to house up to four cars with power connected.

The property has good fencing of four barb on wooden posts subdividing the parcel into 33 main paddocks plus laneways.

The high-carrying-capacity country comprises river flats rising to undulating hills with a mix of rich volcanic soils, black soil and sandy loam, sown to improved pastures including rhodes, setaria, kikuyu, rye and clover.

Some heavily timbered steeper country on the eastern boundary is fenced off for wildlife. The owner estimates the block will carry 600 breeders.

Connemara enjoys good water security including four irrigation licences from the Mary River.

A diesel irrigation pump supplies 21 hydrants via a network of six-inch mains and four-inch branches.

Water is separately pumped from the river to a 100,000-litre header tank that gravity feeds to 30 stock troughs, supported by eight dams.

The main house has ducted air-conditioning, an office, two bathrooms and shady verandas.

The three-bedroomed, air-conditioned cottage has also been beautifully renovated.

Two sets of cattle yards include the main set with a concrete floor, covered vet crush and calf cradle and race, with the capacity to handle 250 cows and calves, and are easily accessed by a B-double.

A 17m by 10m fridge panel shed with three-phase power at the yards, has a cold room, office, storage and vet room.

Other working infrastructure includes garaging, hay shed, workshop with power, and two sheds also with power connected.
